政府統計處的統計數字顯示,繼20107月份錄得23.3%的按年升幅後,8月份的商品整體出口貨值為港幣2,901億元,按年上升36%。同時,繼7月份錄得24.9%的按年升幅後,8月份商品進口貨值為港幣3,020億元,按年上升28.4%

External merchandise trade statistics for August 2010
The Census and Statistics Department announced that the value of total exports of goods for August 2010 increased by 36% over a year earlier to HK$290.1 billion, after a y-o-y increase of 23.3% in July 2010. Concurrently, the value of imports of goods increased by 28.4% over a year earlier to HK$302.0 billion in August 2010, after a y-o-y increase of 24.9% in July 2010.

8月份屋宇署統計數字
屋宇署8月共批出20份建築圖則,包括10項住宅及商住發展、3項商業發展、5項工廠及工業發展。其中尖沙咀海運大廈獲批擴建,增建4層合共94,207平方呎非住宅建築樓面。

Buildings Department statistics for August 2010
The Buildings Department approved 20 building plans in August. Of the approved plans, 10 were for apartment and apartment/commercial developments, 3 were for commercial developments, and 5 were for factory and industrial developments. These include the approval of the building plan for the Ocean Terminal extension project in Tsim Sha Tsui to add four storeys with a total GFA of 94,207 sf for non-residential use.

8月住宅按揭統計
香港金融管理局公布,8月新取用按揭貸款額按月大增27.8%,至港幣331億元;新批出貸款則按月減少1.3%,至港幣403億元。新申請貸款的宗數減少8.6%,至23,663宗。

Residential mortgage statistics for August 2010
According to the Hong Kong Monetary Authority, the value of new mortgage loans drawn down during August 2010 rose notably by 27.8% m-o-m to HK$33.1 billion. New loans approved decreased by 1.3% m-o-m to HK$40.3 billion. The number of new applications fell by 8.6% m-o-m to 23,663.

粉嶺土地港幣4.59億售出

幅位於粉嶺粉嶺樓路、和睦路與聯興街交界的政府土地,由新鴻基地産以港幣4.59億元投得。該地皮開價為港幣33億元, 地盤面積27,556平方呎,指定作非工業用途, 估計總樓面面積約為150,000平方呎, 平方樓面成交港幣3,000。至於柴灣連城道的土地,開價5.3億元,由於沒有承價而被收回。

Lot in Fanling sold for $459 million
A government lot at the junction of Fan Leng Lau Road, Wo Muk Road and Luen Hing Street, in Fanling, was sold to Sun Hung Kai Properties for HK$459 million. The opening bid was HK$330 million. The lot has a site area of 27,556 sf and is designated for non-industrial purposes. The estimated GFA is about 150,000 sf
, representing an accommodation value of around HK$ 3,000 psf. The opening bid for the second lot, located at Lin Shing Road in Chai Wan, was $530 million. The lot was withdrawn from the auction as no bid was received.

市建局與中國海外合作發展西營盤重建項目
市建局宣布與中國海外發展合作發展西營盤第三街餘樂里正街項目。重建項目地盤面積23,143平方呎,總建築面面積177,175平方呎,主要作住用途。此發展項目將提供約270個住宅單位。該局計劃在此項目中提供更多小型單位,即面積約500平方呎的單位。

China Overseas wins URA redevelopment project in Sai Ying Pun
The Urban Renewal Authority (URA) announced that China Overseas Land & Investment has won the contract for the joint development project at Third Street/ Yu Lok Lane/ Centre Street in Sai Ying Pun. The project site is 23,143 sf with a maximum GFA of 177,175 sf, mainly for residential use. This development will provide about 270 residential units. URA plans to provide more small-sized units of about 500 sf in this project.

一手住宅樓盤銷售情況
恒基地產公布旗下位於半山的干德道39號住宅項目「天匯」其中一個單位,以港幣3.38億元售出,其建築面積為5,636平方呎,呎價約港幣60,000元。
長江實業旗下馬鞍山住宅項目「天宇海」將於930日推售共726, 單位建築面積介乎9741,267平方呎,售價由港幣405萬元起。項目共提供1,143伙。
新鴻基地産公布旗下上水洋房項目「天巒」第1期首批28伙價單(建築面積平均呎價港幣8,388)後,先後再加推40伙及34伙,建築面積平均呎價分別為港幣9,055元及9,427元。項目共提供132間洋房,將於101日開售。
南豐集團市區重建局合作發展的灣仔Queen's Cube,將於106日推售, 建築面積平均呎價港幣15,730元。項目共有96伙,單位建築面積由400600平方呎。

Primary residential sales
Henderson Land announced that one unit of its residential project at 39 Conduit Road in the Mid-Levels, with a GFA of 5,636 sf, was sold for HK$338 million (about HK$60,000 psf).
Cheung Kong will start selling 726 units of its residential project Oceanaire in Ma On Shan at prices from $4.05 million (gross) per unit on 30 September. The units have a GFA ranging from about 974-1,267 sf (gross). The project will offer 1,143 units in total.
Sun Hung Kai Properties will launch 34 more units of the first phase of Valais in Sheung Shui at an average price of HK$9,427 psf (gross). This comes after the company announced the price list for its first and second release of units, whereby 28 units and 40 units were launched respectively with an average price of HK$8,388 psf and HK$9,055 psf (gross). The project will offer a total of 132 houses launching on 1 October.
Queen's Cube, a joint development of Nan Fung and URA in Wan Chai, will be launched on 6 October with an average price of HK$15,730 psf (gross) for the first 30 units. The project has 96 units with a GFA between 400-600 sf (gross).

Harvey Nichols
太古廣場設旗艦店
太古地產和廸生創建宣佈簽訂租務協議,於太古廣場開設Harvey Nichols在亞洲的旗艦店,並預計於201110月開業。該店佔地83,000平方呎, 原由香港西武租用,其租約於20116月屆滿。

Harvey Nichols to set up flagship store at Pacific Place
Swire Properties and Dickson Concepts announced their agreement to introduce a Harvey Nichols flagship store in Asia, occupying an area of 83,000 sf at Pacific Place. The Harvey Nichols store will take up the space currently occupied by Hong Kong Seibu after its lease expires in June 2011. The new shop will open for business in October 2011.

大陸中國銀行及交通銀行獲准來台設辦事處
金管會日前通過大陸地區中國銀行及交通銀行來台設立代表人辦事處一案,中行與交行成為首次獲准來台設立據點的大陸銀行。金管會表示,代表人辦事處主要將從事聯絡台灣地區銀行業者與客戶,及蒐集台灣金融市場資訊等非營業性活動。依據兩岸經濟合作架構協議(ECFA)及早收清單相關規定,大陸銀行須於台灣設立辦事處滿1年後,方可申請設立分行。目前兩家銀行皆選擇落腳台北市信義計畫區,中行辦事處將設在國際貿易大樓,交行辦事處則位於台北101大樓。

Taiwan allows two Chinese banks to set up representative offices
The Financial Supervisory Commission (FSC) recently approved the applications of two mainland Chinese banks, the Bank of China and the Bank of Communications, to set up representative offices in Taiwan. The FSC states that representative offices may only engage in non-profit making business activities such as maintaining contacts with clients and local banks and collecting information on the local financial market. Banks from mainland China may apply to upgrade their representative offices to branches after one year of operation in Taiwan under the Economic Cooperation Framework Agreement (ECFA). As the first mainland Chinese entrants to Taiwan's banking sector, these two banks will both locate their offices in the Xinyi Planned Area in Taipei City. The representative office of the Bank of China will be situated in TWTC International Trade Building while that of the Bank of Communications is slated to open in Taipei 101.

台北縣政府成功標出15筆新莊土地
台北縣政府公開標售15筆新莊市副都心商用土地,總面積達7,025坪(23,224平方米),共吸引95封標單,最後全數標脫,標售總價近新台幣132億元(4.2億美元)。得標者包括宏普建設、遠雄建設、潤泰創新等大型本土建商,此外,佳能企業亦斥資新台幣24.7億元(7,840萬美元)購入佔地約1,232坪(4,072平方米)之土地,計畫將興建企業營運總部及研發中心。

Taipei County auctions off 15 land lots in Sinjhuang
Taipei County Government sold 15 commercial sites in Sinjhuang City, Taipei County through a public auction, which attracted 95 bidders. The 15 land lots with a combined area of 7,025 ping (23,224 sm) fetched a total of nearly NT$13.2 billion (US$ 420 million). Large local developers including Hung Poo Real Estate Development, Farglory Land Development and Ruentex Development were among the winning bidders. In addition, Ability Enterprise paid NT$2.47 billion (US$78.4 million) for a 1,232-ping (4,072 sm) land parcel, planning to build its headquarters and research center on the site.

華固建設新台幣近8億元買北市商用地
華固建設近日以新台幣79,520萬元(2,530萬美元),向自然人購進位於台北市中山區的商業土地。該土地佔地約184坪(608平方米),換算每坪單價逾新台幣430萬元(每平方米41,560美元)。

Huaku buys commercial land in Taipei for about NT$800 million
Huaku Development recently acquired a commercial site located in the Zhongshan District of Taipei City for NT$795.2 million (US$25.3 million) from a private individual. The property covers a land area of 184 ping (608 sm), representing a unit price of around NT$4.3 million per ping (US$41,560 psm).

國泰人壽新台幣13.6億元買內湖土地
國泰人壽以新台幣13.6億元(4,320萬美元)買進台北市內湖區土地,交易對象為自然人。該筆土地面積近937坪(3,096平方米),換算每坪單價約新台幣145萬元(每平方米13,940美元)。

Cathay Life obtains land in Neihu for NT$1.36 billion
Cathay Life Insurance bought a land parcel of 937 ping (3,096 sm) in Neihu District in Taipei City for NT$1.36 billion (US$43.2 million) from an individual. The unit land price for the transaction is approximately NT$1.45 million per ping (US$13,940 psm).

日耀開發新台幣11.9億元標得地上權
台北市政府辦理的市有土地設定地上權招標案於日前開標,共吸引11封標單,由日耀開發以新台幣近11.9億元(3,780萬美元)得標,溢價約92%。該土地位於台北市復興南路,設定地上權50年,佔地約407坪(1,344平方米),未來日耀開發興建之建築,其低樓層部分將作為警察局派出所。台北市政府表示,此一派出所暨多功能大樓預計於20115月動工、20145月底完工。

Radium Life unit wins development rights for NT$1.19 billion
A unit of Radium Life Technology submitted a winning bid of NT$1.19 billion (US$37.8 million) to acquire the superficies of a city-owned land lot, which was 92% higher than the floor price. The public auction held by the Taipei City Government attracted a total of 11 bidders, as the prime site is located along Fuxing South Road and spans a land area of about 407 ping (1,344 sm). The right of superficies has a maximum duration of 50 years. According to the city government, the lower floors of the building to be built by Radium Life will be reserved for a police dispatch station. The construction of the mixed-use building will begin in May 2011 and is scheduled to be completed by May 2014.

澳門政府公佈穩定樓市發展的6大方向政策措施,包括加重炒賣成本,遏止市場過度投機活動、收緊樓宇按揭成數、制訂規範"樓花"銷售制度的法律及提高房地產市場的透明度等。

New government measures to stabilise property market
Macau government has announced measures with six main aspects to stabilise the property sector. They include increasing costs for property speculators in order to deter speculative activities; tightening the mortgage ratio; introducing a bill regulating the purchase of uncompleted flats; and increasing the transparency of the property market.

Employment statistics for June-August 2010
Information from the Statistics and Census Service indicated that the unemployment rate for June-August 2010 remained unchanged from the previous period (May-July 2010) at 2.9%; the underemployment rate dropped further by 0.3 of a percentage point to 1.5%.
