| GDP  Exports  Unemployment Rate  Retail Sales  | Economic Statistics 2010年8月份零售業銷貨額統計數字 政府統計處公布，8月份零售業總銷貨值港幣265億元，按年升16.9％; 零售業總銷貨量則按年升14.7％。該月雜項耐用消費品的銷貨數量升幅最大，按年升55.7％。 Statistics of retail sales in August 2010 The Census and Statistics Department estimated that total retail sales in August amounted to HK$26.5 billion, up 16.9% y-o-y in value and up 14.7% y-o-y in volume. The volume of sales of miscellaneous consumer durable goods increased the most over the month, by 55.7% y-o-y. Property Statistics 9月份土地註冊處統計數字 土地註冊處公布，9月份所有種類樓宇買賣合共13,749份，按月下跌18.9%，按年亦下跌4.8%;合約總值港幣535億元，按月下跌33.3%，按年亦下跌20.2%。 月內住宅樓宇買賣合佔10,424份，按月下跌29.1%，按年亦下跌15.1%;合約總值港幣412億元，按月下跌40.5%，按年亦下跌26.7%。 Land Registry statistics for September The Land Registry announced that it recorded 13,749 sale and purchase agreements for all building units in September 2010, down 18.9% m-o-m and 4.8% y-o-y. The total consideration of sale and purchase agreements in September was HK$53.5 billion, down 33.3% m-o-m and 20.2% y-o-y. Among the sale and purchase agreements, 10,424 were for residential units, a decrease of 29.1% m-o-m and 15.1% y-o-y. The total consideration for sale and purchase agreements of residential units was HK$41.2 billion, down 40.5% m-o-m and 26.7% y-o-y. 2010年第三季預售樓花同意書統計數字 地政總署於2010年第三季發出2份住宅單位預售樓花同意書，共涉及1,480個單位。另外, 9月新申請預售樓盤為南豐、信置、永泰地產及嘉華合作發展的大埔白石角住宅項目, 涉共1,235伙，預計落成日期為2012年4至5月。 Pre-sale consent statistics for the third quarter of 2010 The Lands Department issued two pre-sale consents to sell residential units in uncompleted developments in the third quarter of 2010. The only new application in September was for the joint development of Nan Fung, Sino Land, Wing Tai Properties and K Wah, located in Pak Shek Kok in Tai Po. The project involves 1,235 units and is expected to be completed around April – May 2012. Infrastructure and Development 九龍塘住宅地勾出拍賣 地政總署公布，一幅位於九龍塘延文禮士道的土地已根據可供申請售賣土地表制度勾出，2010年11月3日拍賣。政府已接受勾地申請人港幣17.16億元的最低出價保證。該幅土地的地盤面積75,843平方呎，指定作私人住宅用途；最高的樓面面積為227,529平方呎。 Residential site in Kowloon Tong triggered for auction The Lands Department announced that a site at Inverness Road, Kowloon Tong has been triggered under the application list system for auction on 3 November 2010. The Government has accepted the applicant's minimum guaranteed bid of HK$1.716 billion for the lot. The 75,843-sf site is designated for private residential purposes. The maximum GFA is 227,529 sf. Property Markets and Transactions 一手住宅樓盤銷售情況 長江實業旗下馬鞍山住宅項目「天宇海」全部共1,143伙在4天內售罄, 平均呎價港幣6,400元。 南豐集團與市區重建局合作發展的灣仔Queen's Cube於10月6日開售推出72伙, 首天僅售出2伙, 呎價介乎港幣16,000至18,000元。項目共有96伙。 新鴻基地產宣佈，旗下位於屯門青山公路沿岸的低密度住宅項目命名為「星堤」。項目由10幢10層高的平房及30間洋房所組成，共有459伙, 預計10月內開售。 Primary residential sales Cheung Kong sold out all 1,134 units of its Ma On Shan project Oceanaire in four days, at an average price of HK$6,400 psf. Queen's Cube, a joint development of Nan Fung and URA in Wan Chai, was launched on 6 October. Only 2 units were sold out of the 72 units launched with prices between HK$16,000-18,000 psf. The project has a total of 96 units. Sun Hung Kai Properties announced that its new low-density residential development on Castle Peak Road in Tuen Mun will be called Avignon. The project comprises 10 ten-storey blocks and 30 villas, offering 459 units in total. The project is expected to launch this October. | |

| GDP  Exports  Unemployment Rate  Retail Sales  | 央行調升利率半碼 考量經濟復甦穩定，市場利率走高及物價溫和上漲，中央銀行繼今年第二季底升息半碼後，於9月底再次宣布調高利率半碼，重貼現率、擔保放款融通利率及短期融通利率，分別調整為年息1.5%、1.875%及3.75%。此外，央行將延續今年6月底實施的特定地區購屋貸款規定，並呼籲銀行針對空地抵押貸款訂定合理的貸款成數及利率，以降低土地融資風險。 Central Bank hikes policy rates by 12.5 bps On 30 September, Taiwan's Central Bank raised the benchmark interest rates by 12.5 basis points in light of the steady recovery in the local economy, upward market interest rate movements and mild rises in consumer prices. This was the second time this year that the Central Bank decided to raise key rates, bringing the discount rate, the rate on accommodations with collateral, and the rate on accommodations without collateral to 1.5%, 1.875% and 3.75%, respectively. In addition, the Central Bank announced it would continue the regulations on mortgage loans in specific areas that were promulgated in late June this year and urged banks to enhance risk controls associated with vacant land financing by applying reasonable LTV ratios and interest rates. Economic Statistics 9月出口較上年同月增加17.5% 財政部公布最新進出口統計數據，台灣9月份出口總值為224億美元，年增率達17.5%。9月份出口較8月減少16.5億美元，主因係受凡那比颱風及工安事故影響，油品及石化產品出口減少。與去年同月相比，今年9月出口金額增加33.3億美元，主要是電子產品出口達68.1億美元，為歷年單月次高。台灣今年9月份進口總值為206億美元，年增率25%；進、出口相抵，9月貿易出超17.7億美元。 September exports increase 17.5% y-o-y According to the latest data released by the Ministry of Finance, total exports in Taiwan amounted to US$22.4 billion this September, up by 17.5% y-o-y. Exports were down US$1.65 billion in September compared to the previous month as Typhoon Fanapi and several industrial accidents caused a drop in exports of oil and petrochemical products. When compared to September 2009, total exports this September increased by US$3.33 billion, due largely to the growth in exports of electronic products, which reached a second historical high of US$6.81 billion. Over September 2010, Taiwan's imports increased 25% y-o-y to US$20.6 billion, leading to a trade surplus of US$1.77 billion. Property Markets and Transactions 遠雄人壽逾新台幣9.3億元買統一國際大樓28樓 繼上月買進統一國際大樓27樓後，遠雄人壽近日再以新台幣逾9.3億元（3,000萬美元）向環泥建設開發買進統一國際大樓28樓，購入建物面積約845坪（2,792平方米），土地面積近69坪（228平方米）。統一國際大樓位於台北市信義計畫區，目前27樓及28樓皆由台北澳大利亞工商辦事處承租。 Farglory Life obtains office property for over NT$930 million After obtaining the 27th floor of the President International Building in September 2010, Farglory Life Insurance has recently purchased the 28th floor in the same building from Universal Cement Development for over NT$930 million (US$30 million). The transacted property includes a total floor area of 845 ping (2,792 sm) and a land area of 69 ping (228 sm). President International Building is located in the Xinyi Planned Area of Taipei City with the two floors acquired by Farglory Life being leased to the Australian Commerce and Industry Office, Taipei. momo、統一阪急兩大百貨相繼開幕 前身為環亞百貨的momo百貨在經過3個月的改裝後，於10月6日正式開幕，為富邦集團首度跨足百貨業。位於南京敦北商圈的momo百貨，營業面積約3,000坪（9,920平方米），其中美食街及主題餐廳約占千坪（3,310平方米）面積，以滿足附近上班族需求。此外，富邦集團計畫將於2013年在信義計畫區開設另一家momo百貨。 坐落於信義商圈的統一阪急百貨台北店10月7日盛大開幕，鎖定年輕、具消費力的女性為主力客層。統一阪急百貨台北店位於台北市府轉運站，總樓地板面積約8,000坪（26,450平方米），該棟建物除結合轉運站外，樓上將有W酒店預計於年底開幕。統一阪急此次引進數十個台灣首見品牌，其中包含UNIQLO及Samantha Thavasa。 Two department stores open in Taipei After three months of refurbishment, the former Asia World Department Store has been transformed into the new momo Department Store, which was officially launched on 6 October. The new department store is located in the shopping precinct along Nanjing East Road and Dunhua North Road, offering a gross lettable area of 3,000 ping (9,920 sm). In an attempt to cater to the needs of white-collar workers in adjacent areas, momo Department Store reserves about 1,000 ping (3,310 sm) of retail space for a food court and theme restaurants. Entering into the general merchandise market for the first time, Fubon Group is set to open another momo Department Store in Taipei's Xinyi area in 2013. Located in the Xinyi shopping area, Uni-Hankyu Department Store Taipei Branch opened its doors to the public on 7 October. With a total GFA of about 8,000 ping (26,450 sm), the new store targets young female customers with strong purchasing power. Uni-Hankyu Department Store is situated in a mixed-use building; Taipei City Bus Station sits underneath the department store and a new W Hotel is slated to open on upper floors of the building at the end of 2010. | GDP  Exports  Unemployment Rate  Retail Sales  | 金管局發樓按指引 澳門金融管理局於10月5日向銀行發出《樓宇按揭業務指引》，該《指引》將於2010年12月1日生效，其主要規定包括： 一、 貸款與估值比率：即按揭成數，上限設為70%，惟允許持有澳門居民身份證的澳門居民購買價值330萬澳門元或以下的樓宇提供較高的按揭成數，但以90%為限，且貸款金額不得超過231萬澳門元。 二、 客戶償債比率：即客戶每月還款與其收入之比，上限設為50%。 三、 最長還款期：樓按貸款的最長還款期不得超過有關客戶的退休年限。 Monetary Authority of Macau issues Guideline on Residential Mortgage Loans for banks The Monetary Authority of Macau has issued to banks the Guideline on Residential Mortgage Loans, effective from 1 December 2010, which sets out the following major standards: 1. Loan-to-value ratio: the guideline sets a maximum limit of the LTV ratio at 70%. However, for those properties with a value less than or equal to MOP 3.3 million, purchased by Macau residents (holders of a Macau SAR Resident Identity Card), a higher LTV ratio of up to 90% may be offered, subject to a maximum loan amount of MOP 2.31 million. 2. Debt servicing ratio: referred to as the ratio of monthly debt payment to monthly income of the borrower, the guideline sets a maximum limit of 50%. 3. Maximum loan maturity: the maximum maturity for mortgage loans should not extend beyond the retirement age of the borrower concerned. | |
