2010-11年度財政預算案要點
主要穩定樓市措施
• 今年私人住宅新單位落成量增至14,300個;未來三至四年預計供應為53,000個。
• 在勾地表內指定數幅市區住宅用地,如未被成功勾出,政府會在未來兩年因應情況安排作公開拍賣或招標。
• 與港鐵及市建局磋商,分別就西鐵物業項目及市區重建項目,提高中小型住宅單位的供應。政府亦準備透過公開招標,出售一幅位於元朗鄰近西鐵朗屏站約1.2公頃的土地作私人住宅用途。
• 港幣2,000萬元以上樓宇買賣印花稅稅率,由3.75%增至4.25%。
活化舊工廠大廈
• 政府會在調遷辦公室和設施時,考慮使用舊工廠大廈,為活化工廈起牽頭作用。

Key measures to stabilise the property market
• The number of completed private residential units will rise to 14,300 this year, and an estimated 53,000 units will be available in next three to four years.
• The government will put up several urban residential sites in the Application List for sale by auction or tender in the coming two years if the sites have not been triggered for sale by application, depending on certain market conditions.
• Liaise with the MTRC and Urban Renewal Authority to increase the supply of small and medium-sized residential flats in their respective West Rail property development projects and urban renewal projects. The government is also preparing to sell by open tender a site of about 1.2 hectares near the West Rail Long Ping Station in Yuen Long for private residential use.
• Raise the stamp duty on transactions of properties valued over HK$20 million from 3.75% to 4.25%.
Revitalising old industrial buildings
• The government will take the lead in injecting impetus to the revitalisation of industrial buildings. It will consider making use of old industrial buildings in the relocation of offices and facilities.

政府統計處資料顯示,本地生產總值在2009年第四季較上年同期實質上升2.6%,扭轉了第三季2.2%的跌幅。2009年全年與2008年比較,本地生產總值實質收縮2.7%。
Gross domestic product for the fourth quarter of 2009 and the whole year of 2009
According to the Census and Statistics Department, Hong Kong's GDP increased by 2.6% in real terms in the fourth quarter of 2009 over a year earlier, in contrast to the 2.2% y-o-y decrease in the third quarter. For 2009 as a whole, GDP contracted by 2.7% in real terms compared with 2008.
2009年11 - 2010年1月香港失業統計數字
根據政府統計處發表的最新數字,2009年11 - 2010年1月經季節性調整的失業率維持於4.9%的水平,是去年年初以來的低位。
Hong Kong unemployment statistics from November 2009 – January 2010
The latest statistics released by the Census and Statistics Department indicate that the seasonally adjusted unemployment rate remained at 4.9% in the period from November 2009 - January 2010, the lowest since early last year.

政府統計處公布2010年1月份的整體消費物價與一年前同月比較,上升1%。

The Census and Statistics Department reported that the Composite CPI (Consumer Price Index) rose by 1% in January 2010 over the same month a year earlier.
2010年1月份對外商品貿易統計
政府統計處的數字顯示,繼2009年12月份錄得9.2%的按年升幅後,2010年1月份的商品整體出口貨值為港幣2,223億元,較2009年同月上升18.4%。同時,繼2009年12月份錄得18.7%的按年升幅後,2010年1月份商品進口貨值為港幣2,518億元,較上一年同月上升39.5%。
External Merchandise Trade Statistics for December 2009
Census and Statistics Department data show that the value of total exports of goods increased by 18.4% in January 2010 over a year earlier to HK$222.3 billion, after a y-o-y increase of 9.2% in December 2009. Concurrently, the value of imports of goods increased by 39.5% over a year earlier to HK$251.8 billion in January 2010, after a y-o-y increase of 18.7% in December 2009.

2010年1月住宅按揭統計
根據香港金融管理局的資料,2010年1月份新取用按揭貸款額較2009年12月份減少11.8%,至港幣173億元。新批出的貸款按月增加22.3%,至港幣296億元。
Residential mortgage statistics for January 2010
According to the Hong Kong Monetary Authority, new mortgage loans drawn down during January 2010 declined by 11.8% from December 2009 to HK$17.3 billion. New loans approved grew by 22.3% m-o-m to HK$29.6 billion.

政府公布下年度「勾地表」共提供62幅用地,包括46幅住宅用地、8幅商業/商貿用地、8幅酒店用地。該批住宅用地約可興建9,000個單位,商業/商貿用地的樓面總面積約347萬平方呎,而酒店用地則可提供約6,160個房間。
Government announces 2010-11 Application List
Government has announced the 2010-11 Application List, which contains 62 sites comprising 46 residential sites, eight commercial/business sites and eight "hotel only" sites. The residential sites could produce about 9,000 flats; the commercial/business sites will yield around 3.47 million sf of GFA; and the eight "hotel only" sites will provide about 6,160 rooms.
將軍澳土地港幣33.7億成交
地政總署剛完成本財政年度第3次公開土地拍賣,由新鴻基地產以港幣33.7億元,投得將軍澳第66B區將軍澳市地段第76號住宅用地,較底價港幣20億元高68.5%。該幅土地地盤面積約132,397平方呎。完成發展後,最高總樓面面積為約728,185平方呎。
Tseung Kwan O lot fetches HK$3.37 billion
The Lands Department recently held the third land auction of the 2009-2010 financial year. Tseung Kwan O Town Lot No.76 at Tseung Kwan O Area 66B, Tseung Kwan O, was sold to Sun Hung Kai Properties for HK$3.37 billion, 68.5% higher than the opening bid of HK$2 billion. The residential lot has a site area of about 132,397 sf. The maximum GFA is around 728,185 sf.
港鐵南昌站地盤計劃招意向書
港鐵計劃最快下月就南昌站上蓋項目招收意向書,該項目佔地約50萬平方呎, 將提供逾3,000個住宅單位。
MTR Corporation plans to invite expressions of interest for Nam Cheong Station site
The MTRC plans to invite developers for expressions of interest in a project atop Nam Cheong station next month. The project covers a land area of about 500,000 sf and can provide over 3,000 residential units.

新盤推售情況
據報導, 新鴻基地產旗下於元朗的住宅項目YOHO MIDTOWN開售至今累售約960個單位, 單位呎價由約港幣4,000 – 11,800元。
據悉, 置地公司旗下大坑住宅項目上林,發展商亦計劃在2月26日正式發售並先推出20個單位,呎價介乎港幣13,700至30,000元。項目共提供270 個單位。
Sales of new residential projects
About 960 units have reportedly been sold at YOHO MIDTOWN, a residential project of Sun Hung Kai Properties located in Yuen Long, since its launch. Prices range between HK$4,000 – 11,800 psf.
There are also reports that Hong Kong Land plans to launch its residential development in Tai Hang, "Serenade", on 26 February 2010 with the initial introduction of 20 units at HK$13,700 – 30,000 psf. The project will offer a total of 270 units.

2009年第4季經濟成長9.2%
據主計處公布最新數據,2009年第4季初步統計經濟成長率(y-o-y)達9.2%,不但為連續5季負成長後首次轉正,亦為2004年第3季以來最高成長。第4季經濟成長率較高,主要是比較基期低,加上三角貿易營收回升、旅行收入大幅擴增,以及民間消費優於預期。2009年全年台灣經濟負成長1.9%,為該統計編製(1951年)以來最低成長。此外,主計處上修2010年經濟成長率至4.7%,主要因國際景氣緩步復甦,預測今年出口總值將增加20.9%,並帶動民間投資成長14.8%。
Taiwan's economy grows 9.2% in the fourth quarter of 2009
According to the Directorate-General of Budget, Accounting and Statistics (DGBAS), the Taiwanese economy witnessed a 9.2% y-o-y growth in the last quarter of 2009, marking the first positive growth after five consecutive quarters of decline and representing the largest expansion in five years. The high GDP growth rate in the fourth quarter was due mainly to increased income from triangular trade services, a significant rise in travel receipts, and a surge in private consumption expenditure, aside from the low comparison base in 2008. For the whole year of 2009, Taiwan recorded a negative economic growth of 1.9%, the lowest level since the first release of GDP statistics in 1951. In light of the gradual recovery of the global economy, the DGBAS revised its forecast for 2010 GDP growth upward to 4.7%, expecting that total exports and private investment this year will rise 20.9% and 14.8% y-o-y, respectively.
1月失業率降至5.68%
主計處發布1月人力資源調查結果,1月失業率為5.68%,較去(2009)年12月下降0.06個百分點;失業率連續第5個月下降,是近12個月以來最低。1月份失業人數為62萬6千人,較上月續減6千人。
Unemployment falls to 5.68% in January
Taiwan's unemployment rate declined to 5.68% in January 2010, down by 6 basis points from December 2009, according to the latest statistics released by the DGBAS. The jobless rate decreased for the fifth consecutive quarter, reaching a new low in the past 12 months. The number of people without work dropped to 626,000 this January, compared to 632,000 people unemployed in December 2009.

日本「優衣庫」今秋進軍台灣
日本迅銷公司日前宣布,旗下的平價服飾品牌「優衣庫」將進軍台灣,預定今年秋天在台北市開設台灣第一家分店。為拓展「優衣庫」在台業務,該公司將全額投資新台幣1.5億元(約467萬美元),於今年3月在台北設立子公司「台灣優衣庫有限公司」。據相關報導,「優衣庫」來台首店將進駐台北的統一阪急百貨;統一阪急位於信義計畫區,預計今年10月開幕。
UNIQLO to open first store in Taiwan
The Japanese clothing retailer Fast Retailing Co recently announced that it will launch the casual wear brand UNIQLO in Taiwan. The first store is scheduled to open its doors in Taipei City this fall. The retailer will invest NT$150 million (US$4.67 million) to establish a Taiwanese subsidiary, UNIQLO Taiwan Limited, in March 2010 with the aim of developing its operations in the Taiwan market. In related news, UNIQLO will reportedly locate its first outlet in the Hankyu Department Store in Taipei. The department store, located in the Xinyi Planned Area, is slated to be launched this October.
