一.2009年8月份住宅樓花預售數據
地政總署公布,該署於8月份發出2份住宅單位預售樓花同意書, 分別涉及位於屯門的32個住宅單位,及位於牛池灣的723個住宅單位,預計分別於本年12月及2010年12月落成。截至8月底,有待核准的住宅單位預售樓花同意書申請共有15份,共涉及7,521 個單位。
Pre-sale consent statistics for August 2009
The Lands Department announced that it issued two pre-sale consents for residential units in August. The two consents involve a total of 32 residential units in Tuen Mun and 723 residential units in Ngau Chi Wan. These developments are estimated to be completed in December this year and December 2010 respectively. As at the end of August, 15 applications for pre-sale consent for uncompleted residential units were pending approval; these applications involve a total of 7,521 units.
二.主要一手住宅樓盤銷售情況
長實旗下何文田半山壹號(第二期), 近日新命名為富甲半山,將於9月內重推, 並計劃推出不超過100伙, 預計呎價介乎港幣15,000至20,000元。該項目合共提供439個單位, 其中包括獨立屋7幢, 單位面積由1,440平方呎起。至於長實去年出售予一美國退休基金的西半山干德道16-18號住宅項目Conduit 18, 則將於10月上旬國慶假期後推出。項目提供約32伙, 單位面積逾1,000平方呎。
另外, 由高富諾及泛海國際合作發展的荃灣油柑頭住宅項目The Westminster Terrace,預料最快於10月推出。該項目共提供59個複式單位,面積由3,000-5,500平方呎。
Sales in major primary residential projects
Cheung Kong plans to re-launch up to 100 units at its Celestial Heights (Phase 2) in Ho Man Tin this month, with an expected unit price of HK$15,000-20,000 psf. The project has a total of 439 units, including 7 housing blocks, with unit sizes starting from 1,440 sf. Another one of Cheung Kong's residential projects, Conduit 18, located at 16-18 Conduit Road in the Western Mid-levels, will be launched in early October after China's National Day holiday; the property was sold to an American pension fund last year. It will offer about 32 units of over 1,000 sf each.
The Westminster Terrace, a joint residential development of Grosvenor and Asia Standard International in Yau Kom Tau, Tsuen Wan, is also expected to launch in October at the earliest. The project will provide 59 duplex apartments with unit sizes ranging from over 3,000-5,500 sf.
三.寫字樓物業最近主要成交
據報導, 麥格理基金旗下上環新紀元廣場近日由國泰君安以約港幣3.5億元購入兩層,涉及的單位為27及28樓全層,每層面積約15,500平方呎。另外據悉, 原由新加坡政府旗下投資基金GIC持有的上環中遠大廈25及32樓全層分別以約港幣2.3億元及2億元易手, 每層面積逾20,000平方呎。
Recent key transactions in office properties
Guotai Junan (HK) has reportedly bought the 27/F and 28/F office floors at Grand Millennium Plaza for about HK$350 million; the space was previously owned by an investment fund run by Macquarie Group. Each floor has about 15,500 sf. Also, the 25/F and 32/F of COSCO Tower, which were previously owned by GIC, the investment fund run by the Singapore government, have been reportedly sold for about HK$230 and HK$200 million respectively. Each floor has over 20,000 sf.
四.田生最近主要舊樓收購項目
據報導,田生集團以近港幣4億元購入大角咀利得街11至33號海安樓約96%業權。物業樓齡45年,佔地約20,000平方呎。另外據悉, 該集團亦以約港幣1.86億收購位於香港仔鴨脷洲大街62至72號舊樓約90%業權。項目佔地共約6,204平方呎。
Recent old block acquisitions by Richfield
Richfield Group has reportedly acquired a 96% stake in Hoi On Building for nearly HK$400 million. Located at 11-33 Li Tak Street, Tai Kok Tsui, the 45-year-old apartment block has a site area of around 20,000 sf. The group has also reportedly acquired old apartment blocks at 62-72 Main Street, Ap Lei Chau for about HK$186 million. The project has a total site area of around 6,204 sf.
五.市建局觀塘重建項目收購情況
據報導,市區重建局的觀塘市中心重建項目, 受影響的自住業主已有97-98%業主接納收購建議。項目佔地570,000平方呎,涉及1,657個物業業權, 自住住宅物業的收購建議價為每平方呎實用面積港幣5,937元。
Property acquisition for URA's Kwun Tong Town Centre project
The Urban Renewal Authority (URA) has reportedly acquired about 97-98% of the total 1,657 property interests for the implementation of the Kwun Tong Town Centre project, which occupies a site area of 570,000 sf. Eligible owner-occupiers of domestic properties will be offered HK$5,937 psf of saleable floor area.
