2009年9月份土地註冊處數字
據土地註冊處資料顯示,9月份送交土地註冊處註冊的所有種類樓宇買賣合約共14,437份,較8月份上升9%,與去年同期比較,亦上升95.9%。另9月份註冊的樓宇買賣合約總值港幣670億元,較8月份上升26.1%,與去年同期比較,亦上184.6%。上述買賣合約中,住宅樓宇買賣合約佔12,285份,較8月份上升9.2%,與去年同期比較,亦上升102.2%。9月份的住宅樓宇買賣合約總值港幣562億元,較8月份上升37%,與去年同期比較,亦上升199.8%。
Land Registry statistics for September 2009
According to the Land Registry, 14,437 sale and purchase agreements were submitted for registration in September, up 9% m-o-m and 95.9% y-o-y. The total consideration of these agreements amounted to HK$67 billion, up 26.1% m-o-m and 184.6% y-o-y. Among the agreements, 12,285 were for residential units, up 9.2% m-o-m and 102.2% y-o-y. The total consideration for residential sale and purchase agreements was HK$56.2 billion, up 37% m-o-m and 199.8% y-o-y.

Pre-sale consent statistics for the third quarter of 2009
The Lands Department announced that it issued five pre-sale consents to sell units in uncompleted developments in the third quarter of 2009, of which four consents were for the sale of residential units and one was for the sale of a commercial development. The four pre-sale consents for residential developments involved a total of 2,456 uncompleted units. One development in Shatin and one in Tuen Mun, comprising a total of 45 units, are estimated to be completed in 2009, while one development in Tseung Kwan O and one in Ngau Chi Wan, comprising a total of 2,411 units, are estimated to be completed from June to December 2010. As at the end of September 2009, 17 applications for pre-sale consent involving 9,965 units uncompleted residential units and four applications for pre-sale consent for uncompleted commercial developments are being processed.

Pemberton Building in Sheung Wan sold for about HK$360 million
Pemberton Building, located at 22-26 Bonham Strand, Sheung Wan, was reportedly sold recently for about HK$360 million. The building, previously known as Chung Nan Commercial Building, was built in 1984. The property is now a semi-retail building, and most of the tenants are restaurants and retailers.
宏安港幣2.48億購油塘工廈地
據報導,宏安集團斥資港幣2.48億元,購買位於油塘四山街15號,將與早前購買的四山街13號工廈,合併發展建商住物業。兩地合併後, 地盤面積共約41,000平方呎。
Wang On Group acquires industrial site in Yau Tong for HK$248 million
Wang On Group has reportedly acquired 15 Sze Shan Street, Yau Tong, which has a land area of about 23,840 sf, for HK$248 million. This acquisition follows an earlier purchase of an industrial block at 13 Sze Shan Street. The two sites, comprising a total area of around 41,000 sf, will be merged and turned into a mixed-use development.

據報導,新鴻基地產旗下屯門藍地翠薈最快於10月10日推出,估計平均呎價約港幣3,500元。項目單位總數32伙,面積約710至1,140平方呎, 預計於本年12月底落成。另外, 旗下牛池灣峻弦亦最快於下周推售。
Sales in major primary residential projects
GreenView, a project of Sun Hung Kai Properties in Lam Tei, Tuen Mun will reportedly launch on 10 October at the earliest. The project will have 32 units with an area ranging from about 710-1,140 sf; it is estimated to be completed at the end of December this year. Aria, another project of Sun Hung Kai Properties in Ngau Chi Wan, is to go on sale next week at the earliest.

9月出口總值創11個月新高
9月出口總值達到190.7億美元,為近11個月來新高,與上年同期比較,減少12.7%,減幅為近11個月最低。主要出口市場中,對中國及香港出口值在9月達到82.2億美元,較上年同期增加0.3%,為連續衰退13個月後首度正成長,其餘對美、日、歐洲及東協六國的出口,減幅亦逐漸縮小。9月進口總值165.2億美元,較去年同期減少21.1%,出、進口相抵,貿易出超25.5億美元。
September exports hit 11-month high
Taiwan's exports hit an 11-month high in September, totaling US$19.07 billion, according to the Ministry of Finance (MOF). Exports recorded in September posted a y-o-y decline of 12.7%, the smallest decrease in 11 months. In regard to major trading partners, Taiwan's shipments to China and Hong Kong grew 0.3% y-o-y to reach US$8.22 billion, recording the first positive growth after declining for 13 months. Meanwhile, September's exports to the US, Japan, Europe and ASEAN countries all marked easing decline rates. Imports fell 21.1% y-o-y to US$16.52 billion, leading to a trade surplus of US$2.55 billion for September.
9月消費者物價指數下跌
行院主計處公布最新物價變動概況, 9月消費者物價總指數(CPI)較上年同月下跌0.86%,主要受商家持續降價促銷影響。在七大類別中,交通類跌幅最大,與去年9月相比下跌4.03%,主因為油料費比較基數仍高;教養娛樂類亦下跌2.79%,包括國外旅遊團費、電腦、電視、數位相機等消費性電子產品皆因業者進行促銷而價格走跌。
CPI continues to fall in September
According to the latest figures released by the Directorate-General of Budget, Accounting and Statistics (DGBAS), September's consumer price index (CPI) dropped 0.86% compared to the same period last year, mainly resulting from retailers continuously lowering commodity prices to boost consumption. Among seven major categories, prices for transportation reported the biggest fall, at 4.03% y-o-y, due to the high base of fuel prices recorded last year. Entertainment and education costs also dropped 2.79% y-o-y on price cuts by retailers; tour fees for traveling abroad, as well as the price of computers, televisions and digital cameras all went down.

新壽標得重慶南路土地
新光人壽日前以新台幣53.7億元(1.67億美元),標得國防部位於重慶南路三段的1,332坪(4,403平方米)土地,創下每坪單價新台幣403萬元(每平米3.8萬美元)的高價;成交價格為底標新台幣14.48億(4,505萬美元)的3.7倍。此標為國有地標售案件中少見的大面積土地,因此吸引共16組人馬競標,包括華固、興富發、遠雄、台灣人壽等建商與壽險業者。新壽表示,初步規劃將興建高級住宅銷售。
Shin Kong wins bid for residential land in Taipei
Shin Kong Life Insurance purchased a piece of residential land in the Zhongzheng District of Taipei City with a winning bid of nearly NT$5.37 billion (US$167 million). The price is 3.7 times that of the floor price, translating into a record price of NT$4.03 million per ping (US$38,000 psm). As the site covers a large land area of 1,332 ping (4,403 sm), which has been rarely seen in Taipei, the auction attracted 16 bidders including well-known developers and life insurance companies. Shin Kong Life indicated that it plans to develop a high-end residential project on the site.

黑沙灣獲批建五星級酒店
澳門特別行政區公報刊登批示,一幅面積13,889平方米, 位於澳門半島,黑沙灣新填海區的土地, 獲批以興建一幢作住宅、商業、五星級酒店及停車場用途的建築物。據報導, 投資者金沙灣物業發展有限公司表示,該幅土地分三期發展,分別是住宅、服務式公寓及五星酒店,整項計劃將於2011年全部落成。
Five-star hotel to be built in NATAP
According to the Macau SAR Official Gazette, a 13,889-sm land site located at NATAP, Peninsula of Macau, has been approved for development of residential and commercial property, a five-star hotel and car parks. The investor, Companhia de Desenvolvimento Predial Gold Cove, Limitada has reportedly said that the project will be developed in three phases: residential apartments, serviced apartments and the five-star hotel. The entire project will be completed in 2011.
