一. 2009年8月份消费物价指数
政府统计处资料显示,2009年8月份整体消费物价与一年前同月比较,下跌1.6%。剔除所有政府一 次性纾困措施的影响,综合消费物价指数在2009年8月份的按年变动率为-0.3%,与7月份的相应变动率相同。在各类消费项目中,电力、燃气及水在8月 份的综合消费物价指数较一年前同期大幅下跌41.8%,主因是政府提供电费补贴。另一方面,价格在8月份录得较大的按年升幅类别为烟酒,上升22.8%。
Consumer price indices for August 2009
The Census and Statistics Department reported that the Composite CPI (Consumer Price Index) prices fell by 1.6% in August 2009 compared with the same month a year earlier. Netting out the effects of the government's one-off relief measures, the Composite CPI registered a y-o-y rate of change at -0.3% in August 2009, the same as that in July 2009. Amongst the various CPI components, a large y-o-y decline of 41.8% was recorded in August for electricity, gas and water, largely as a result of the Government's electricity charge subsidy. On the other hand, there was a large y-o-y price increase of 22.8% in the same period for alcoholic drinks and tobacco.
二. 2009年8月对外商品贸易统计
政府统计处资料显示,继2009年7月份录得19.9%的按年跌幅后,8月份的商品整体出口货值为 港币2,133亿元,较2008年同月下跌13.9%。其中八月份转口货值为港币2,083亿元,按年下跌13.2%。同时,继7月份录得17.8%的按 年跌幅后,8月份商品进口货值为港币2,351亿元,较上一年同月下跌9.8%。
External merchandise trade statistics for August 2009
According to the Census and Statistics Department, the value of total exports of goods in August 2009 decreased by 13.9% from a year earlier to HK$213.3 billion, after a y-o-y decrease of 19.9% in July. Within this total, the value of re-exports decreased by 13.2% y-o-y to HK$208.3 billion in August 2009. Concurrently, the value of imports of goods decreased by 9.8% from a year earlier to HK$235.1 billion in August 2009, after a y-o-y decrease of 17.8% in July 2009.
三. 2009年8月份屋宇署统计数字
据屋宇署资料显示,8月共批出26份建筑图则,包括11项住宅及商住发展、1项商业发展、1项工厂及工业发展。当中包括港湾道26号华润大厦(香 港展览中心),获批加建一幢18层高物业,总楼面达9,991.5平方米(107,500平方呎)。获准动工的建筑工程项目则有16个,这些工程完成后将 提供可作住宅用途的建筑楼面面积共201,877平方米(2,173,000平方呎),涉及单位2,384个,非住宅用途的建筑楼面面积达119,557 平方米(1,286,900平方呎)。屋宇署同时发出15份入伙纸。其中住宅用途的建筑楼面面积有26,753平方米(288,000平方呎),共123 个单位;而非住宅用途的建筑楼面面积则为156,845平方米(1,688,300平方呎)。
Buildings Department statistics for August 2009
According to the Buildings Department, 26 building plans were approved in August. Of the approved plans, 11 were for apartment and apartment/commercial developments, one was for commercial development, and one was for factory and industrial development. They also include the approval to add 18 extra floors with a total GFA of 9,991.5 sm (107,500 sf) at China Resources Building (Hong Kong Exhibition Centre), 26 Harbour Road in Wan Chai. In the same month, consent was given for work to start on 16 building projects that, when completed, will provide 201,877 sm (2,173,000 sf) of GFA for residential use, involving 2,384 units, and 119,557 sm (1,286,900 sf) of GFA for non-residential use. The department also issued 15 occupation permits. Of the buildings certified for occupation, the GFA for residential use amounted to 26,753 sm (288,000 sf), involving 123 units, as well as 156,845 sm (1,688,300 sf) for non- residential use.
市 区重建局(市建局)通过大角咀晏架街╱福全街重建项目的自住住宅物业的收购建议呎价为每平方呎实用面积港币6,607元。该局将在本月底,向有关业主发出 收购建议。项目地盘面积为726平方米(约7,800平方呎),现时共有6幢建于1958-1959年的旧楼,受影响业权共74个。市建局计划将地盘发展 成为一座酒店,提供约200间房间及附属商业设施,总楼面面积为6,534平方米(约70,300平方呎)。
URA to start property acquisition soon for Anchor Street / Fuk Tsun Street Project in Tai Kok Tsui
The Urban Renewal Authority (URA) has announced that eligible owner-occupiers of domestic properties affected by the Anchor Street / Fuk Tsun Street Project would be offered HK$6,607 psf of saleable floor area. The URA will issue offer letters to owners of 74 property interests by the end of this month. The site covers an area of 726 sm (about 7,800 sf) with six buildings built in 1958-1959. The URA's plan is to redevelop the site into a hotel of about 200 rooms and ancillary commercial facilities with a total GFA of 6,534 sm (about 70,300 sf).
五.一手住宅楼盘销售情况
据报导,长实旗下何文田半山壹号(第二期)富甲半山9月19日正式重推后,已售出约70伙,平均呎价约港币14,000元。
另外,新世界旗下尖沙咀名铸近日再创项目呎价新高,一个位于60楼的海景单位,面积2,384平方呎,造价约港币8,800万元,呎价约港币36,900元。
Sales in primary residential projects
About 70 transactions in Cheung Kong's Celestial Heights (Phase 2) development in Ho Man Tin have reportedly taken place since its re-launch on 19 September, with an average unit price of about HK$14,000 psf.
A harbourview apartment on the 60/F of New World Development's project in Tsim Sha Tsui, The Masterpiece, has reportedly sold for about HK$88 million; with an area of 2,384 sf, this represents a unit price of about HK$36,900 psf, a new high transacted unit price for the property.
六.观塘成业街工厦全幢港币3.4亿易手
据报导,亿京发展以约港币3.4亿元购入观塘成业街10号全幢工厦。该物业楼高12层,总楼面面积约200,000平方呎。
Industrial building at Shing Yip Street in Kwun Tong sold for HK$340 million en bloc
Billion Development has reportedly acquired en bloc the industrial building at 10 Shing Yip Street in Kwun Tong for about HK$340 million. The 12-storey building has a total GFA of around 200,000 sf.
