You will be bidding on (1) Shasta Garage, (650 Sq Ft), 13' wide by 50' deep, with a 14' tall doorway that is 12' wide. Interior heights are 16' at the front of the garage and 18' at the rear. These are high end storage garages that are available for individual sale. I strongly suggest you visit the project since there is much more to this than simply storage.
What is a "Storage Condominium? This is a new concept recently completed in May of 09. Rather than renting an enclosed storage garage, we came up with the concept of allowing people to purchase their garage (sometimes called "man-land"), where you can securely store your high value vehicle, be it an RV, car collection, boat, ATV, sand rail, whatever.
The ownership of these condominium garages is exactly the same as owning any other type of California rel estate. You get a Deed, Title Insurance, and the transaction is completed through a licensed escrow company, in this case, Cardinal Pacific Escrow in Long Beach California.
The underlying land is "Fee Simple", meaning there is no underlying land lease. The price the unit is sold for, includes that portion of the land. No extra land
payments. There are HOA fees, of $35.00 per month, that pays for maintenance and operation of the project. Property tax rates are just slightly over 1.1% of the sales price per year. The same as residential real estate.
This project has been built on 4.53 acres, in Beaumont California, 35 miles west of Palm Springs, 1/8th of a mile from the 10 freeway. We have a total of 107 units in the project, totaling about 80,000 sq feet under roof.

This concept is designed for the storage of high value vehicles. As such, I realize it is not for everyone. If you want to store a pop-up camper, this is probably
not the project that would suit your needs. But, if you do have a high value RV, Car or Boat, you are exactly what we built this for.
We left nothing out of this project by way of amenities. It is feature rich, and admittedly way over the top. But the thinking during the construction process has always been, "would you rather own something ordinary, or extraordinary"? I think the latter would be the case.

Successful bidder will be required to submit $5,000 as a deposit, payable to Cardinal Pacific Escrow after a purchase sale agreement is signed. Escrow instructions will be delivered to the buyer within 10 days of submitted deposit. If financing is required, we will supply you with the necessary applications and contact person(s). Before escrow closes, the buyer will have the opportunity to inspect the garage or at any time before or after bidding ends. (We suggest you make an appointment before heading to the project).
