一.2009年6 - 8月香港失業統計數字

根據政府統計處公佈資料顯示,2009年6月至8月經季節性調整的失業率為5.4%,與2009年5月至7月的數字相同。就業不足率亦同時保持不變,維持在2.4%的水平。失業人數(不經季節性調整)由2009年5月至7月的213,800人,上升至2009年6月至8月的216,800人,約增加3,000人。

According to the Census and Statistics Department, the seasonally adjusted unemployment rate stood at 5.4% in June – August 2009, the same as that in May – July 2009. The underemployment rate also remained unchanged at 2.4%. The number of unemployed persons (not seasonally adjusted) increased by around 3,000, from 213,800 in May – July 2009 to 216,800 in June – August 2009.



二.2009年7月份對外商品貿易貨量及價格統計

政府統計處資料顯示,今年7月商品整體出口貨量按年跌19.1%,轉口貨量跌18.4%, 進口貨量降15.1%。7月,整體商品出口價格按年升0.2%,商品轉口價格升0.3%, 進口價格跌1.8%。

According to the Census and Statistics Department, in July 2009 the volume of total goods exports fell 19.1%, goods re-exports fell 18.4%, and imports dropped 15.1% versus the same month last year. In July, the price of total goods exports rose 0.2% y-o-y, the price of goods re-exports rose 0.3% y-o-y, and the price of goods imports fell 1.8% y-o-y.



三.2009年8月勾地申請情況

據地政總署資料顯示,繼7月錄得3宗未獲批准的勾地申請個案後,8月份錄零宗勾地申請。



Land sale applications for August 2009

According to the Lands Department, there were no applications for land sales in August 2009, after recording three cases in July, all of which were unsuccessful.



四.一手住宅樓盤銷售情況

據報導, 新世界旗下尖沙咀住宅項目名鑄近日一個一房海景單位連裝修錄得成交,面積816平方呎, 造價約港幣2,450萬元,呎價逾港幣30,000元。

長實旗下何文田半山壹號(第二期)富甲半山,將於9月19日正式推出, 平均呎價為港幣11,888元。

另外,新鴻基地產旗下牛池灣峻弦計劃於年底前分段推售。而項目的海景單位剛命名為海弦峰, 涉及268伙, 佔樓盤單位總數37%, 預料平均意向呎價逾港幣10,000元,最快10月開售。同時, 新鴻基亦提升兩個天璽頂層單位的意向價至每個單位港幣3億元, 每平方呎逾港幣70,000元, 單位面積逾4,000平均呎。



Sales of primary residential projects

A one-bedroom furnished harbourview apartment at New World Development's residential project in Tsim Sha Tsui, The Masterpiece, has reportedly sold for about HK$24.5 million; with an area of 816 sf, this represents a unit price of over HK$30,000 psf.

Cheung Kong will officially launch its Celestial Heights (Phase 2) development in Ho Man Tin on 19 September, with an average unit price of HK$11,888 psf.

Sun Hung Kai Properties' project in Ngau Chi Wan, Aria, is also planned to launch by the end of 2009, in phases. The project's 268 seaview units are named Aria Panorama, accounting for 37% of the total number of units, and have an expected asking price of over HK$10,000 psf. The units will be launched in October at the earliest. At another Sun Hung Kai Properties project, The Cullinan, the asking price of two penthouses has been raised to HK$300 million per unit or over HK$70,000 psf. Each penthouse unit is more than 4,000 sf in size.



五.恒基地產港幣6億購大角咀海安樓

據報導,恒基地產剛以約港幣6億元,購入大角咀利得街11-33號海安樓。物業樓齡45年,佔地近20,000平方呎, 現為1幢8層高舊樓,提供151個住宅單位,另有25個地舖及1個天台戶。



Henderson Land acquires Hoi On Building for HK$600 million

Henderson Land has reportedly acquired Hoi On Building, a 45-year-old apartment block located at 11-33 Lee Tak Street, Tai Kok Tsui for HK$600 million. The building comprises eight floors and 151 apartment units, along with 25 retail shops and one roof terrace. It has a site area of nearly 20,000 sf.



六.新世界申請收購跑馬地舊樓

據報導,跑馬地桂芳街3-10號項目,近日新世界發展透過土地(為重新發展而強制售賣)條例,申請收購地段中餘下的業權。該地皮主要由新世界發展持有, 已獲屋宇署批出圖則,可建一幢樓高28層的住宅物業,樓面面積約46,400平方呎。



New World applies to acquire old blocks in Happy Valley

New World Development has reportedly applied to acquire the remaining interests of the old buildings on the site of 3-10 Kwai Fong Street, Happy Valley, under the Land (Compulsory Sale for Redevelopment) Ordinance. New World Development owns the majority interests of the site, which has a building plan approved by the Buildings Department to construct a 28-storey residential property with a GFA of 46,400 sf.



七.盈置大廈約港幣36億元售出

據報導,由摩根士丹利房地產基金及鵬里資產管理等持有的中環盈置大廈,近日獲一中資銀行以港幣36億元購入。物業位於干諾道中41號,總樓面面積260,000平方呎。 據悉摩根士丹利將繼續尋求出售在港其他物業,如Shama服務式住宅等。



Nexxus Building sold for about HK$3.6 billion

The consortium of Morgan Stanley Real Estate Fund, Pamfleet and Gateway Capital has reportedly sold the Nexxus Building en bloc for HK$3.6 billion to a Chinese bank. Located at 41 Connaught Road Central, the building has gross floor space of approximately 260,000 sf. Moreover, Morgan Stanley is reportedly seeking buyers for its other properties in Hong Kong including its serviced apartment blocks operated by Shama.



八.荃灣工廈樓花港幣4億易手

據報導,荃灣沙咀道52-58號一幢工業大廈樓花,以約港幣4億元易手。物業樓高33層,總樓面面積約260,000平方呎, 原由印度公司Excel Vast (Hong Kong) Ltd持有。



Tsuen Wan pre-sale industrial block sold for HK$400 million

A pre-sale industrial building at 52-58 Sha Tsui Road in Tsuen Wan has been reportedly sold for about HK$400 million en bloc. The 33-storey property has a total GFA of about 260,000 sf, and was previously owned by an Indian firm, Excel Vast (Hong Kong) Ltd.
