Hong Kong Market 一.2008年與入境旅遊相關總開支數據 香港旅遊發展局公佈,2008年「與入境旅遊相關的總開支」共1,589.5億元,較2007年增長11.7%。「過夜旅客」的人均消費共5,439元,較2007年升6.2%。而「入境不過夜旅客」的人均消費則上升20.9%,共1,498元。 Total Expenditure Associated to Inbound Tourism statistics in 2008 Figures released by the Hong Kong Tourism Board show that the Total Expenditure Associated to Inbound Tourism in 2008 reached $158.95 billion, an increase of 11.7% over 2007. The average per capita spending of overnight visitors reached $5,439, 6.2% higher than the 2007 figure, while that of same-day in-town visitors surged by 20.9% to $1,498. 二.2009年第一季註冊的契約修訂、換地及私人協約批地個案 地政總署公布,今年首季共完成40宗土地交易,所得的地價收入總額約為520萬元,較前季的15.5億元,大減99.7%。首季在土地註冊處共註冊了36宗契約修訂個案,其中29宗作住宅發展用途,其餘7宗作非住宅發展用途。另外,季內有四個地段以私人協約方式批予香港房屋委員會的現有公共屋村發展用地。 Lease modifications, land exchanges and private treaty grants registered in first quarter of 2009 The Lands Department revealed that there were 40 land transactions in the first quarter 2009, and the land premium realized decreased by 99.7% to $5.2 million compared with $1.55 billion in 2008. 36 lease modifications were registered in the Land Registry during the quarter ending March 2009, of which 29 were for residential purposes and seven for non-residential developments. In addition, four plots of lands were granted by private treaty during the period. They were granted to the Hong Kong Housing Authority in respect of existing public housing developments. 三.今年3月勾地申請情況 據地政總署資料顯示,繼今年2月錄得1宗未獲批准的勾地申請個案後,3月續錄得零宗相關個案。 Land sale applications for March 2009 According to the Lands Department, there were no unsuccessful applications for land sales in March 2009, after recording one case in February. 四.主要一手住宅樓盤銷售情況 據報導,主要一手住宅樓盤於4月10日至13日復活節期間約錄得150宗成交。當中包括新世界元朗翹翠峰四天共售出約50伙,平均呎價約3,050元。另外,長實旗下天水圍栢慧豪廷於4月16日晚開始發售, 開售後5小時沽出近700伙。同時, 新鴻基地產旗下新蒲崗譽.港灣亦公佈首批50個單位的售價,平均呎價約7,255元。該盤將於4月18日開售。 Sales in major primary residential projects From 10-13 April, there were reportedly 150 transactions in major primary residential projects. The figure includes around 50 units sold in New World Development's Emerald Green project in Yuen Long at an average price of about $3,050 psf. Also, about 700 units were sold at Cheung Kong's Central Park Towers II in Tin Shui Wai in the five hours since it started sales activities on the evening of 16 April. Meanwhile, Sun Hung Kai Properties announced prices for the first 50 units of the Latitude development in San Po Kong, which averaged around $7,255 psf. Its sales activities will begin on 18 April.
