201012月份對外商品貿易統計
政府統計處的數字顯示,繼201011月份錄得16.6%的按年升幅後,12月份的商品整體出口貨值為港幣2,530億,較2009年同月上升12.5%。同時,繼11月份錄得16.4%的按年升幅後,12月份商品進口貨值為港幣2,965億,較上一年同月上升14.8%

External Merchandise Trade Statistics for December 2010
According to the Census and Statistics Department, the value of total exports of goods in December 2010 increased by 12.5% over a year earlier to HK$253 billion, after a y-o-y increase of 16.6% in November 2010. The value of imports of goods increased by 14.8% over a year earlier to HK$296.5 billion in December 2010, after a y-o-y increase of 16.4% in November 2010.

年旅客數字
香港旅遊發展局公佈,2010年全年訪港旅客創歷史新高,錄得共3,603萬人次,較2009年上升21.8%。年內,內地訪港旅客錄得2,268萬人次,較2009年增加26.3%。同時,全年的與入境旅遊相關的總消費達港幣2,126億,比2009年增加30.5%,亦刷新紀錄。

2010 annual visitor arrival figures
The Hong Kong Tourism Board announced that visitor arrivals in 2010 reached a historic high of 36.03 million, 21.8% more than in 2009. The number of Mainland visitor arrivals climbed 26.3% y-o-y to 22.68 million. Also, total tourism expenditure associated with inbound tourism amounted to HK$212.6 billion, 30.5% higher than the 2009 figure.

年第4季負資產住宅按揭貸款
香港金融管理局公布,2010年第4季負資產住宅按揭貸款宗數減少34宗,至118宗。截至去年12月底,負資產住宅按揭貸款涉及的金額,由9月底的港幣2億減至港幣1.5億。

Residential mortgage loans in negative equity over the fourth quarter of 2010
The Hong Kong Monetary Authority (HKMA) announced that the estimated number of residential mortgage loans in negative equity fell to 118 cases at end-December 2010, down from 152 cases at end-September 2010. The aggregate value of residential mortgage loans in negative equity dropped to HK$150 million at end-December 2010 from HK$200 million at end-September 2010.

12月住宅按揭統計
香港金融管理局公布,201012月份住宅按揭新申請貸款宗數按月減少37.5%,至14,416宗;新批出的貸款按月減少23%,至港幣289億元;反映政府去年11月推出物業市場的措施,以及金管局推出相關貸款風險管理措施後的市場情況。

Residential mortgage statistics for December 2010
HKMA data indicates that the number of new applications of residential mortgage in December declined by 37.5% m-o-m to 14,416. The value of new mortgage loans drawn down during December 2010 declined by 23% m-o-m to HK$28.9 billion. The decline in new loan applications and approvals reflects market sentiment following the announcement in November 2010 of new measures introduced by the Government in respect of the property market and by the HKMA in relation to authorized institutions' risk management of property related lending.

一手住宅樓盤銷售情況
由新鴻基地產發展、位於西南九龍區海輝道住宅項目命名為「瓏璽」。物業共提供約650個單位,標準單位面積由約800平方呎至約2,000平方呎不等,其中逾九成為3房以上的單位。預計項目最快2011年首季至次季推出。

Primary residential sales
Sun Hung Kai Properties announced that its new residential development on Hoi Fai Road in southwest Kowloon will be called Imperial Cullinan. The project will offer about 650 units; standard units will range from about 800 sf to 2,000 sf and over 90% will have at least three bedrooms. The project is expected to launch between the first and second quarters of 2011.

12月失業率降至467%
主計處公布最新統計,201012月台灣失業率為4.67%,較上月下降0.06個百分點,達兩年來新低。去年12月失業總人數為52萬人,較前一個月減少7千人,其中初次尋職失業者減少4千人。2010年平均失業率5.21%,為歷年次高,僅低於2009年失業率5.85%

Unemployment falls to 4.67% in December
Taiwan's unemployment rate recorded a two-year low of 4.67% in December 2010, decreasing by 6 basis points from the previous month, according to the Directorate-General of Budget, Accounting and Statistics. A total of 520,000 people were out of work during the month, down by 7,000 from November 2010. Among the unemployed population, the number of first-time job seekers dropped by 4,000 from November 2010. For the whole year of 2010, Taiwan's average jobless rate reached 5.21%, the second highest in history after the 5.85% rate tallied in 2009.

月零售業營業額年成長3%
據經濟部公布最新數據,台灣零售業201012月營業額達新台幣3,131億元(106.8億美元),較2009年同期增加3%。零售業各業別中,以其他無店面零售業年成長12.7%最多,資通訊及家電設備零售業增加9.1%次之。以全年統計來看,2010年零售業營業額為新台幣34,969億元(1,192.7億美元),較2009年增加6.6%,餐飲業及批發業則分別較上年成長7.1%10.8%;三業別之營業額均為1999年創編以來新高。

December retail sales grow 3% y-o-y
According to the Ministry of Economic Affairs, retail sales in Taiwan rose 3% y-o-y to NT$313.1 billion (US$10.68 billion) in December 2010. Amongst the various retail industries, non-store retailing posted the largest annual sales growth of 12.7%, followed by stores selling ICT equipment and household electrical appliances, which witnessed a 9.1% y-o-y increase in sales. In 2010, total retail sales reached NT$3,496.9 billion (US$119.27 billion), up by 6.6% y-o-y. Meanwhile, sales revenue of the F&B and wholesale sectors grew 7.1% and 10.8% y-o-y, respectively. In 2010, annual revenue for the retail, F&B and wholesale sectors all hit record highs since the survey first conducted in 1999.

國壽新台幣15.76億元標得台北金融中心2樓層
元大建設、元大證券以及元大投信於近日公開標售台北金融中心67樓,最後由國泰人壽以新台幣近15.76億元(5,370萬美元)得標,溢價6.5%。國壽本(1)月初方以新台幣16.67億元(5,680萬美元)買下同棟大樓另2個樓層,包含此次購入之部份,國壽目前總計持有台北金融中心共8層樓。該辦公大樓位於台北市民生敦北商圈,此次國壽購進的建物面績(含車位)約1,428坪(4,721平方米),土地面積近108坪(356平方米)。

Cathay Life buys office units in Taipei for over NT$1.57 billion
Cathay Life Insurance submitted a winning bid of nearly NT$1.576 billion (US$53.7 million) to acquire the 6th and 7th floors of Taipei Financial Center from Yuanta Development, Yuanta Securities, and First Global Investment Trust in an open auction. The transaction price was 6.5% higher than the floor price. Located in the Minsheng-Dunhua Area in Taipei City, the property transacted has a GFA (including parking) totaling 1,428 ping (4,721 sm) and a land area of 108 ping (356 sm). Cathay Life currently owns eight floors of Taipei Financial Center, after the recent deal as well as an acquisition worth NT$1.667 billion (US$56.8 million) made earlier this month to purchase another two floors in the building.

國寶服務新台幣577億元標得大亞百貨2
國寶服務日前經由法拍取得原大亞百貨2樓,斥資新台幣逾5.77億元(1,970萬美元)。該棟大樓位於台北車站商圈,鄰近捷運站出口;國寶購入建物面積約784坪(2,591平方米),2樓目前出租予零售業者使用。

Global Service acquires retail asset for NT$577 million
Global Service recently bought the second floor of the former Asiaworld Department Store building for over NT$577 million (US$19.7 million) at a court auction. The building is located in the Taipei Main Station shopping area and is adjacent to an MRT station. The property obtained by Global Service has a total floor area of 784 ping (2,591 sm), which has been occupied by several retailers.

華固近新台幣9.89億元出售「華固V5」部份樓層
華固建設近日公告,將其興建之辦公大樓「華固V5」部份樓層,以新台幣近9.89億元(3,370萬美元)出售予一機構法人。該大樓位處台北市大內湖科技園區,本次交易樓地板面積約2,166坪(7,161平方米)。

Huaku sells units of Huaku V5 for nearly NT$989 million
Huaku Development disposed of several floors within the office building Huaku V5 to an institutional buyer for approximately NT$989 million (US$33.7 million). The transacted property offers a total floor area of 2,166 ping (7,161 sm), situated in the Greater Neihu Technology Park in Taipei City.

鄉林建設新台幣23.6億元買淡水土地
鄉林建設日前公告,總計斥資新台幣近23.6億元(8,050萬美元),向自然人買進兩筆位於新北市淡水區之土地,面積分別為2,297坪(7,593平方米)及2,816坪(9,308平方米)。

Shining obtains land in Danshui for NT$2.36 billion
Shining Building Business bought two pieces of land in the Danshui district of New Taipei City for a combined total of NT$2.36 billion (US$80.5 million) from private individuals. The land lots amount to about 2,297 ping (7,593 sm) and 2,816 ping (9,308 sm), respectively.

京城建設新台幣15.92億元買高雄土地
京城建設以新台幣約15.92億元(5,430萬美元),自福德木業手中買下1,502坪(4,964平方米)土地。該土地位於高雄市農十六重劃區,為高雄的新興發展區域,京城建設表示日後將興建住宅或商用大樓出租或出售。

KTC buys land in Kaohsiung for NT$1.592 billion
King's Town Construction (KTC) recently acquired a plot of land in Kaohsiung City for about NT$1.592 billion (US$54.3 million) from Fude Wood Co. Spanning a land area of 1,502 ping (4,964 sm), the property is located in the Nong 16 area, a newly developed neighborhood in Kaohsiung. The developer expects to build a residential or commercial complex on the site, which may be launched for sale or lease.

統計暨普查局數字顯示,本澳就業情況持續改善;20101012月失業率為2.7%,較上一期(20109月至11月)下降0.1個百分點,是1999年尾回歸以來的最低水平。就業不足率為1.7%,與上一期相同。

Employment statistics for October - December 2010
According to the Statistics and Census Service, the employment situation showed continuous improvement; the unemployment rate for October-December 2010 was 2.7%, down by 0.1 of a percentage point from the previous period (September-November 2010), the lowest since the Handover of Macau to China in late 1999. The underemployment rate was 1.7%, the same as that of the previous period.

統計暨普查局資料顯示,2010年全年綜合消費物價平均指數為104.3,年通脹率為2.8%。通脹率的升幅主要由外出用膳、男女服裝、鮮魚及海產、汽油、金飾、蔬菜及石油氣的價格上升所帶動,合共推高通脹率達1.9個百分點。201012月綜合消費物價指數(106.2)按年上升4%

Consumer price index for December 2010
Statistics and Census Service data indicated that the average Composite CPI for the whole year of 2010 was 104.3 and the inflation rate for 2010 stood at 2.8%. The annual inflation rate was driven up by the increased prices of meals bought away from home, men's and women's clothing, fresh fish and seafood, gasoline, gold jewellery, vegetables and LP-gas, which altogether contributed 1.9 percentage points to the increase in the annual inflation rate. The Composite CPI (106.2) for December 2010 rose by 4% y-o-y.

統計暨普查局的資料顯示,201012月的旅客總數為2,271,301人次,按年增加11.6%。中國大陸旅客有1,200,324人次(佔總數52.8%),較2009年同月增加18.8%;其中以個人遊方式來澳的有494,567人次。

Visitor arrivals in December 2010
Information from the Statistics and Census Service indicated that total visitor arrivals rose by 11.6% y-o-y to 2,271,301. Visitors from Mainland China increased by 18.8% y-o-y to 1,200,324 (52.8% of the total), with 494,567 travelling to Macau under the Individual Visit Scheme.
