GDP  Exports  Unemployment Rate  Retail Sales  | Economic Statistics 2010年9月份的零售業銷貨額統計數字 政府統計處公布，9月零售業總銷貨值按年升17.2％，至港幣251億元；零售業總銷貨數量亦按年升15.8％。 Retail sales statistics for September 2010 According to the Census & Statistics Department, the total value of retail sales in September was estimated at HK$25.1 billion, a 17.2% y-o-y increase. The volume of total retail sales rose 15.8% y-o-y in September. Property Statistics 2010年10月份土地註冊處統計數字 土地註冊處公布，10月份所有種類樓宇買賣合約共12,140份，按月跌11.7％，按年則上升9.3%；合約總值按月升6.3％，按年亦上升25.1%, 達港幣569億元。月內住宅樓宇買賣合約共9,552份，按月跌8.4％，按年則上升2.7%，而合約總值按月則升9.1％，按年亦上升23.7%，至港幣449億元。 Land Registry data for October 2010 The Land Registry announced that it recorded 12,140 sale and purchase agreements for all building units in October, down 11.7% m-o-m but up 9.3% y-o-y. The total consideration of sale and purchase agreements in October amounted to HK$56.9 billion, increasing 6.3% m-o-m and 25.1% y-o-y. Among the sale and purchase agreements, 9,552 were for residential units, a decrease of 8.4% m-o-m but an increase of 2.7% y-o-y. The total consideration for sale and purchase agreements in respect of residential units was HK$44.9 billion, up 9.1% m-o-m and up 23.7% y-o-y. 2010年10月預售樓花同意書統計數字 地政總署於10月份發出2份住宅單位預售樓花同意書。該兩份預售樓花同意書共涉及1,541個住宅單位，分別位於沙田的「盛薈」及元朗的「泉薈」，預計於2011年落成。 Pre-sale consents in October 2010 The Lands Department issued two pre-sale consents for residential units in uncompleted developments in October. The two pre-sale consents involved two residential developments, "Festival City, Phase II" in Sha Tin and "Park Nara" in Yuen Long, comprising a total of 1,541 residential units, which are expected to be completed in 2011. 2010年9月住宅按揭統計 香港金融管理局公布2010年9月份的新取用按揭貸款額較8月份增加2.4%，至港幣339億元。新批出貸款按月減少21.6%，至港幣316億元。新申請貸款的宗數按月減少26.2%，至17,459宗。 Residential Mortgage Survey statistics for September 2010 According to the Hong Kong Monetary Authority, the value of new mortgage loans drawn down during September 2010 rose by 2.4% m-o-m to HK$33.9 billion. New loans approved decreased by 21.6% m-o-m to HK$31.6 billion. The number of new applications declined by 26.2% m-o-m to 17,459. 2010年第3季負資產住宅按揭貸款 香港金融管理局公布，第3季負資產住宅按揭宗數由上一季的310宗，減少至152宗。於2010年9月底，負資產住宅按揭貸款涉及的金額由6月底的港幣5億元，減少至港幣2億元。 Residential mortgage loans in negative equity at end-September 2010 The Hong Kong Monetary Authority announced that the estimated number of residential mortgage loans in negative equity fell to 152 cases at end-September 2010 from 310 cases at end-June 2010. The aggregate value declined to HK$0.2 billion at end-September 2010 compared with HK$0.5 billion at end-June 2010. Infrastructure and Development 延文禮士道地皮港幣21.7億成交 一幅位於九龍塘延文禮士道的政府土地，由華懋以港幣21.7億元投得，較開價港幣17.16億元高26％；平均呎價9,537元。該幅地皮的地盤面積為75,843平方呎，可建樓面面積為227,529平方呎，指定作私人住宅用途。 Inverness Road lot sold for HK$2.17 billion A government lot at Inverness Road, Kowloon Tong, was sold to Chinachem for HK$2.17 billion. The final price was 26% higher than the opening bid of HK$1.716 billion, and the accommodation value of the site was HK$9,537 psf. The lot has a site area of 75,843 sf, and is designated for private residential purposes. The development will provide a GFA of 227,529 sf upon completion. Property Markets and Transactions 一手住宅樓盤銷售情況 恆基地產於11月3日推售旗下位於油麻地廣東道600號「翠匯軒」首批31伙, 標準單位建築面積介乎401至642平方呎，建築面積平均呎價約港幣8,283元。項目共提供62伙。 Primary residential sales On 3 November Henderson Land launched the first 31 units of Jade Suites, its project at No. 600 Canton Road in Yau Ma Tei, with an average price of HK$8,283 psf (gross). The standard units have a GFA ranging from 401 sf to 642 sf. The project will offer 62 units in total. | |

GDP  Exports  Unemployment Rate  Retail Sales  | Cross-Strait Relationships 招商銀行獲准來台設辦事處 繼今年9月中國銀行及交通銀行獲准來台設立辦事處後，金管會近日核准招商銀行來台申設代表人辦事處一案；招商銀行成立於1987年，為大陸地區第一家完全由企業法人所擁有的銀行。金管會表示，代表人辦事處僅能從事連絡台灣地區銀行業者與客戶、蒐集台灣金融市場資訊等非營業性活動。 China Merchants Bank to set up representative office in Taiwan The Financial Supervisory Commission (FSC) recently allowed China Merchants Bank to set up a representative office in Taiwan, after approving the applications from Bank of China and Bank of Communications this September. Established in 1987, China Merchants Bank is the first bank in mainland China wholly owned by corporate entities. According to the FSC, representative offices may only engage in non-profit activities such as maintaining contact with clients and local banks and collecting information on the local financial market. Economic Statistics 10月消費者信心指數上升 中央大學台灣經濟發展研究中心公布最新調查結果，今年10月份台灣消費者信心指數為80.19，創下六年多來新高。調查顯示，六項構成指標中，以「未來半年國內就業機會」上升幅度最大，「未來半年國內物價水準」則下降最多。從絕對水準來看，六項指標皆小於100點，仍偏向悲觀。 Consumer confidence rises in October Taiwan's Consumer Confidence Index (CCI) climbed to a 6-year high of 80.19 points in October 2010, according to the Research Center for Taiwan Economic Development, National Central University. Of the six indicators that make up the CCI, the "confidence in the job market over next 6 months" index reported the largest increase in the review period while the "consumer price levels in next 6 months" index posted the biggest decrease. Overall, however, all six indicators scored below 100, suggesting that consumers remain relatively pessimistic. Infrastructure and Development 台北捷運蘆洲線11月3日通車 台北捷運蘆洲線於11月3日正式通車。捷運蘆洲線全長12.5公里共11個車站，其中6個位於台北市、5個位於台北縣，通車後台北捷運網總長度延伸為105.4公里。該捷運線連結台北縣蘆洲市區與台北市中心，可有效縮短兩地車程至20分鐘內。據台北捷運公司預估，蘆洲線通車後捷運每日搭乘運量將增加至158萬人次。 MRT Luzhou Line opens on 3 November The Taipei MRT Luzhou Line began operations on 3 November 2010. Covering a total distance of 12.5 kilometers, the Luzhou Line expands Taipei's MRT network to 105.4 kilometers and effectively cuts commuting time between Louzhou City of Taipei County and CBDs in Taipei City to approximately 20 minutes with its 11 stations – 6 located in Taipei City and 5 in Taipei County. According to Taipei Rapid Transit Corporation, average daily ridership of the Taipei MRT system is expected to increase to 1.58 million people after the launch of Luzhou Line. 台北松山與東京羽田開航 中斷30多年的台北松山與東京羽田航線，於10月31日起正式復航，此一航線每日將有共8班定期航班，雙方各飛4班。目前松山機場至羽田機場的飛行時間約3小時，由於兩機場分別位於台北及東京市區，相較以往的桃園成田航線，新航線的開闢預估可大幅節省旅客2個小時左右的交通接駁時間。 Direct flights between Taipei and Tokyo resume Direct flights between Taipei's Songshan Airport and Tokyo's Haneda Airport were launched on 31 October 2010, ending the three-decade suspension of flight services between the two airports. For the new route, a total of eight regular, round-trip flights will be operated by the two sides on a daily basis, each serving four flights. The flight time between Songshan and Haneda is about three hours. It is estimated that this new route will save passengers as much as two hours in commuting time, compared to the route between Taoyuan International Airport and Narita International Airport, as Songshan and Haneda are both located in the downtown areas of their respective cities. Property Markets and Transactions 歌林購物中心流標 位於台北縣新莊市的歌林購物中心於日前進行第四次公開拍賣，標售底價為新台幣38億元（1.24億美元），最後因無人投標，再次宣告流標。歌林購物中心佔地逾11,000坪（36,360平方米），先前因歌林發生財務危機而工程停擺，原規劃樓地板面積逾32,000坪（105,790平方米）。 Kolin City Mall fails to attract buyers With a reserve price of NT$3.8 billion (US$124 million), the Kolin City Mall, located in Sinjhuang City, Taipei County, again failed to draw any bids at its fourth public auction. Spanning over 11,000 ping (36,360 sm) of land, the mall was designed to offer over 32,000 ping (105,790 sm) of retail space but construction was halted due to Kolin's financial troubles. 宏普新台幣近5.57億元買新莊土地 宏普建設日前公告，以新台幣近5.57億元（1,810萬美元）購入位於台北縣新莊市的土地，面積約303坪（1,000平方米）。宏普建設計畫將此塊土地及先前購買之鄰近土地整合為一面積達985坪（3,260平方米）的基地，以進行後續開發。 Hung Poo buys land in Sinjhuang for nearly NT$557 million Hung Poo Real Estate Development recently purchased a 303-ping (1,000 sm) parcel of land in Sinjhuang City of Taipei County for approximately NT$557 million (US$18.1 million). Hung Poo plans to combine the newly obtained plot with other pieces of land previously acquired by Hung Poo located adjacent to the new lot, to form a 985-ping (3,260 sm) site for future development. | |
