2009年12月份及全年的零售業銷貨額統計數字

根據政府統計處公佈資料顯示,2009年12月的零售業總銷貨價值的估計為港幣294億元,按年上升16%;零售業總銷貨數量則按年上升11.3%。該月珠寶首飾、鐘錶及名貴禮物的銷貨數量升幅最大,按年上升30.4%。另一方面,該月超級市場貨品的銷貨數量則按年下跌3.8%。與2008年比較,2009年全年的零售業總銷貨價值上升0.6%,但總銷貨數量則下跌0.8%。

Retail sales statistics for December 2009 and whole-year 2009
According to the Census and Statistics Department, the total retail sales figure in December 2009 was estimated at HK$29.4 billion, increasing 16% in value and 11.3% in volume when compared with a year earlier. The sales volume of jewellery, watches and clocks, and valuable gifts increased the most in December 2009, up 30.4% y-o-y. In contrast, the volume of sales of commodities in supermarkets decreased by 3.8% y-o-y in the same month. For 2009 as a whole, total retail sales increased by 0.6% in value but decreased by 0.8% in volume when compared with 2008.

2009年第四季負資產住宅按揭貸款
香港金融管理局公布在2009年第四季,負資產住宅按揭貸款宗數由上一季的835宗,減少至466宗。於2009年12月底,負資產住宅按揭貸款涉及的金額由9月底的港幣15億元,減少至港幣7億元。

Residential mortgage loans in negative equity at end-December 2009
The Hong Kong Monetary Authority announced the estimated number of residential mortgage loans (RMLs) in negative equity decreased to 466 cases at end-December 2009 from 835 cases at end-September 2009. The aggregate value of RMLs in negative equity declined to HK$700 million at end-December 2009 from HK$1.5 billion at end-September 2009.

2010年1月份住宅樓花預售數據
地政總署公布,該署於1月份發出一份住宅單位預售樓花同意書及兩份商業單位預售樓花同意書。該份住宅預售樓花同意書涉及一個位於大坑道共 94 個住宅單位的項目「上林」,預計於2010年9月落成。

Pre-sale consent statistics for January 2010
The Lands Department announced that it issued one pre-sale consent for residential units and two consents for commercial units in January. The pre-sale consent for residential development involves 94 residential units in "Serenade", a project on Tai Hang Road, estimated to be completed in September 2010.

地政總署推出位於西半山波老道21、23及25號住宅(乙類)用地的章程,供發展商試勾,該地面積約112,893平方呎,可建樓面約435,296平方呎,高限230米。

The Lands Department has listed a site for residential (R2) development located at 21, 23 and 25 Borrett Road, Mid-Levels West for sale by application. It has a site area of 112,893 sf, and the total floor space can reach around 435,296 sf with the building height limited to 230 m.

一手住宅樓盤銷售情況
據報導, 新世界發展旗下位於西環卑路乍街42-44號住宅項目「寶雅山」, 開售後首兩天累售約120伙, 呎價約港幣8,000-13,000元(建築面積)。項目共提供約152個單位, 單位建築面積由逾700平方呎起。
太古地產灣仔星街住宅項目5 Star Street首日沽出約5-6伙, 呎價約港幣18,000-23,000元(建築面積)。該項目提供25伙,全部單位約676平方呎(建築面積)。


另外, 嘉里建設將於2月6日正式推售旗下位於港島西營盤的重建項目「縉城峰」, 首批24個單位平均呎價約港幣11,000元(建築面積)。項目共提供488 個單位,標準單位建築面積由500-1,200平方呎。
長實港鐵合作發展的大圍住宅項目名城第一期, 部署最快農曆新年間推售, 意向呎價約港幣9,000-13,000元。項目提供1,360伙。
新地嘉里建設百利保控股發展位於鴨脷洲的住宅項目「南灣」將於3月推出首批25伙面積約2,400-2,600平方呎之單位, 意向呎價約港幣約25,000元 。項目提供逾 700 個單位。
英皇集團旗下位於西環德輔道西458號「維壹」亦計劃3月推售。項目共提供103個單位。

Sales of primary residential projects
Sources report that within the first two days of its launch, New World Development sold about 120 units of its residential project Belcher's Hill, at 42-44 Belcher's Street in Western District, with unit prices between HK$8,000-13,000 psf gross. The project offers a total of 152 units with GFAs from over 700 sf.
Swire Properties launched its residential development at Star Street in Wan Chai, '5 Star Street'. About 5-6 units were reportedly sold on the first day at a unit price of HK$18,000-23,000 psf gross. The project will offer 25 units with GFAs of about 676 sf.


Kerry Properties is to launch its redevelopment project in Sai Ying Pun on Hong Kong Island, "Island Crest", on 6 February with an average price of HK$11,000 psf gross for its first 24 units. The project comprises 488 flats ranging from 500 sf to 1,200 sf in GFA.
Phase I of Festival City, a joint residential development of Cheung Kong and MTR Corporation, is reportedly to launch during Chinese New Year at the earliest with an asking price of HK$9,000-13,000 psf. The project will provide a total of 1,360 units.
Larvotto, a residential project jointly developed by Sun Hung Kai Properties, Kerry Properties and Paliburg Holdings in Ap Lei Chau, will introduce its first 25 units ranging between 2,400 – 2,600 sf in size at an asking price of about HK$25,000 psf in March 2010. The project will offer over 700 apartment units.
Also in March, Emperor Group plans to launch its scheme, Harbour One, located at 458 Des Voeux Road West in Western District. The project will offer a total of 103 units.

一號東港半幢約港幣10億沽出
據報導, 新鴻基地產位於觀塘偉業街108號一號東港商廈,剛由一名買家斥約港幣10億元購入約14.5萬平方呎樓面面積, 連同一批車位及物業命名權。項目總樓面面積約29萬平方呎。

Half block of One Harbour East sold for about HK$1 billion
Around 145,000 sf in Sun Hung Kai Properties' office project, One Harbour East at 108 Wai Yip Street, Kwun Tong was reportedly sold for about HK$1 billion, along with a number of parking spaces as well as naming rights. The total GFA of the project is about 290,000 sf.

北市明年實施豪宅稅

臺北市政府宣布,將自2011年7月1日起,提高全市豪宅之房屋稅,以使課稅更趨公平合理。經臺北市稅捐處清查,全北市12個行政區中,符合豪宅特色的大樓計有269棟,總共1萬1千多戶。有關「豪宅」的認定,是以「棟」為單位、並依據現行之標準單價加成提高其稅負,商業大樓不在「豪宅」認定範圍內;至於豪宅篩選的原則是以地段、景觀、結構、管理等作為認定標準。臺北市政府表示,未來豪宅增加的房屋稅,將是目前稅額的一倍至三倍,而符合的課徵對象,將每年平均增加新台幣3至6萬元(937-1,874美元)不等的房屋稅。預計於2011年7月1日實施,2012年5月開徵之房屋稅開始增加稅額。

Taipei to raise property tax on luxury homes
Taipei City Government recently announced that building taxes on luxury residential complexes will be increased next year to achieve fair taxation and reflect social justice. According to the Taipei Revenue Service Office, more than 11,000 households residing in 269 luxury residential complexes in Taipei may be subject to higher building taxes; commercial buildings are not considered luxury buildings. The criteria for defining luxury homes include the construction materials, location, scenery, and property management. The city government indicated that under the new measures, the annual tax increase for each household in luxury complexes would be between NT$30,000 and NT$60,000 (US$937 to US$1,874), which implies that these households will pay about one to three times their current tax. The tax hikes will take effect in July 2011 with tax filings to take place in May 2012.

華固新台幣23.5億買大直土地
華固建設日前以總價新台幣23億5,000萬元(7,340萬美元),購進位於臺北大直金泰段之土地,面積約1,879.5坪(6,213平方米)。此次為華固首次進軍大直推案,目前仍在進行該塊土地的細部規劃,原則上將興建住商混合大樓。

Huaku buys land in Taipei for NT$2.35 billion
Huaku Development purchased a plot of land in Taipei City for nearly NT$2.35 billion (US$73.4 million). The property is located in the Dazhi area in Taipei and covers a land area of approximately 1,879.5 ping (6,213 sm). This is the first time that Huaku has acquired land in this area. While the construction company is currently formulating its development plan for the site, it is reported that the future development may be a mixed-use residential and commercial project.
