英皇集團統一西灣河舊樓業權
據報導, 英皇集團旗下西灣河項目剛擴大收購範圍, 成功統一西灣河成安街30至36號舊樓業權, 連同集團早前收購比鄰的成安街18至28號舊樓, 合併地盤面積由約4,000平方呎擴大至逾7,000平方呎。該項目收購價合共約港幣2.5億元。該地盤將發展住宅項目,樓高33層,提供住宅75伙, 地鋪及一樓作為商業用途, 物業將於2012年落成。
Emperor Group completed acquisition of a site in Sai Wan Ho
Emperor Group has reportedly acquired the property at 30-36 Shing On Street in Sai Wan Ho in order to combine it with the adjacent No18-28 property it bought earlier. The new purchase increases the site area to over 7,000 sf from about 4,000 sf. The total acquisition cost is about HK$250 million for the combined site. A 33-storey commercial-cumresidential complex will be built on the site, offering about 75 residential units. Shops will occupy on the ground and first floors. The project is expected to be completed in 2012.

信和及嘉華合資發展大埔地皮共港幣69億
信和置業與嘉華國際宣布組成合營企業, 共同發展大埔市地段201號地塊。信和持有合營公司85%股權,而嘉華持有15%。項目成本預期約為港幣69億元。該地塊之地盤總面積約為225,237平方呎,而地塊可建築總樓面面積約為720,757平方呎,包括住宅用途約675,710平方呎及商業用途約45,047平方呎。
Sino Land and K.Wah jointly invest HK$6.9 billion to develop land in Tai Po
Sino Land and K.Wah International announced that they have formed a joint venture for the development of Tai Po Town Lot No. 201. Sino holds a 85% interest in the joint venture and the remaining 15% interest is held by K.Wah. The project cost is approximated at HK$6.9 billion. The land covers a total site area of around 225,237 sf, and the permissible total GFA for construction is about 720,757 sf, comprising approximately 675,710 sf for residential use and 45,047 sf for commercial use.
新盤推售情況
據報導, 嘉里建設表示旗下位於港島西營盤的重建項目縉城峰平均意向價呎價約港幣12,000元, 並估計最快於農曆新年前推售。項目由兩座36層高住宅組成,共提供488個單位,標準單位面積由500至1,200平方呎,物業於2010 年第二季交付。
據悉, 置地公司旗下大坑住宅項目上林,發展商亦計劃在短期內正式發售並先推出30個複式及4個特色戶。項目共提供270個單位, 標準單位面積由1,000-1,600平方呎, 複式單位約2,600平方呎, 特色單位則約4,000平方呎。
New residential projects to launch sales
Kerry Properties announced that the asking price for its redevelopment project in Sai Ying Pun on Hong Kong Island, "Island Crest", would be about HK$12,000 psf; the developer expects to begin pre-sales before Chinese New Year. The project comprises 488 flats ranging from 500 sf to 1,200 sf, situated in two 36-storey blocks. The handover is expected to take place in the second quarter of 2010.
Hong Kong Land also reportedly plans to launch its residential development in Tai Hang, "Serenade", soon with the initial introduction of 30 duplex units and 4 custom designed units. The project will offer a total of 270 units, with standard units ranging from 1,000-1,600 sf in size, as well as duplexes of about 2,600 sf and custom designed units of around 4,000 sf.
屯門有成工廈整幢港幣1.9億元易手
據報導, 位於屯門建豐街4號的有成工業大廈,剛以港幣1.9億元整幢易手。該物業建築面積約為270,000平方呎。

2009年來台旅客人次近440萬
根據觀光局最新統計,2009年全年來台旅客人次近440萬,較2008年成長14.3%,不僅突破年初所設定的410萬目標,更創下歷史新高;其中以觀光為目的來台旅客人次為229萬人次,較上年成長29.5%,占來台人次近52.3%。主要客源市場中,日本仍為最大客源國,去年來台總人次約為100萬,負成長7.9%,主要受到日本海外旅遊疲弱的影響,其中觀光客部分僅小跌1.8%。中國大陸躍居第二大市場,旅客人次達97.2萬,以觀光目的申請來台的大陸人民達60.6萬人次。港澳旅客表現亦十分亮眼,去年共有近71.9萬人次來台,較2008年成長16.2%,為來台旅客第三大客源市場。
Visitor arrivals reach 4.4 million in 2009
According to the Tourism Bureau, nearly 4.4 million overseas visitors arrived in Taiwan during 2009, increasing by 14.3% y-o-y. The 4.4 million arrivals not only surpass the government's target set at 4.1 million but represent a historical high level. More than 2.29 million people, or 52.3% of total visitor arrivals, came to Taiwan for tourism, up by 29.5% compared to 2008. Japan remained the largest source of foreign arrivals, but the number of Japanese visiting Taiwan fell 7.9% y-o-y in 2009 to about 1 million, largely resulting from the weak outbound travel market in Japan. Nevertheless, Japanese tourist numbers were down by only 1.8% y-o-y. Mainland China became the second largest source market to Taiwan as visitor arrivals in 2009 reached 972,000, including 606,000 tourists. Visitor arrivals from Hong Kong and Macau also posted impressive growth last year; a total of 719,000 people from the two SARs visited Taiwan in 2009, an increase of 16.2% y-o-y. The category of Hong Kong and Macau is now the third largest source of Taiwan's visitor arrivals.

國壽新台幣9.6億買台聯電訊大樓
國泰人壽日前以新台幣9.6億元(3,020萬美元)買下台聯電訊大樓,為其在內湖科技園區的第四棟廠辦大樓。台聯電訊大樓佔地約492坪(1,626平方米),建物面積近2,790坪(9,223平方米),由於此宗交易採售後租回方式,年租金報酬率約在3.5%以上。
Cathay buys commercial property for NT$960 million
Cathay Life Insurance recently purchased the TAINET Communication System Building for NT$960 million (US$30.2 million), which now becomes the company's fourth I/O building in the Neihu Technology Park. The property covers a land area of 492 ping (1,626 sm) and offers a total GFA of nearly 2,790 ping (9,223 sm). The transaction was made through a sale-and-leaseback structure with the gross yield expected to reach over 3.5%.

2009年11月旅行團及酒店入住率
根據統計暨普查局資料顯示,2009年11月隨團來澳門旅客有496,726人次,較2008年同月增加5.3%;中國大陸(365,788人次)團客亦同比增加9.9%。
2009年11月澳門酒店的住客共630,662人次,較2008年同月增加11.1%;主要客源為中國大陸(佔總數51.9%)及香港(20.4%)。酒店平均入住率為78.4%,同比下跌0.8個百分點。
Package tours and hotel occupancy rate for November 2009
Information from the Statistics and Census Service indicated that visitor arrivals in package tours increased by 5.3% y-o-y to 496,726 in November 2009. Visitors from Mainland China (365,788) rose 9.9% y-o-y.
A total of 630,662 guests checked into hotels and guest-houses in November 2009, up by 11.1% y-o-y, with the majority coming from Mainland China (51.9% of total) and Hong Kong (20.4%).
