Hong Kong Market 一.2009年5月訪港旅客初步數據 據香港旅遊發展局透露,今年5月份訪港旅客按年下跌約13.5%,至約200萬人次。期間內地旅客按年亦下跌約10%。今年首5個月的累計訪港旅客共約1,187萬人次,較去年同期下跌約1.4%。 Preliminary Hong Kong visitor arrival statistics for May 2009 The Hong Kong Tourism Board revealed that visitor arrivals in May 2009 decreased by about 13.5% y-o-y to around 2 million. Mainland arrivals also dropped by about 10% y-o-y. The cumulative total of visitor arrivals in the first five months of 2009 amounted to about 11.87 million, down by 1.4% y-o-y. 二.主要一手住宅樓盤銷售情況 據報導,主要一手住宅樓盤於6月6日至7日期間錄得約100宗成交。當中包括由信和置業和港鐵公司合作發展, 位於烏溪沙的住宅項目銀湖.天峰共售出逾30伙。太古旗下的北角重推項目港濤軒亦售出約20伙。另外,嘉里旗下位於荃灣的縉庭山亦於6月12日起推售, 首批24伙平均呎價5,062元。項目包括三幢住宅物業,合共548個單位。 Sales in major primary residential projects From 6-7 June, there were reportedly about 100 transactions in major primary residential projects. The figure includes over 30 units sold in Lake Silver, a residential project developed by Sino Land and MTR Corp in Wu Kai Shai, and around 20 units sold in Swire Properties' re-launched project, Island Lodge in North Point. Also, Kerry Properties' Primrose Hill in Tsuen Wan was officially put on sale from 12 June, with an average unit price of $5,062 psf for the first 24 units. The site area is about 947,000 sf and the total GFA is around 379,000 sf, representing about $3,100 psf. 四.九建統一石硤尾舊樓業權 據報導,九建近日成功統一石硤尾舊樓業權。項目位於石硤尾西洋菜北街468至474號,地盤面積共約11,991平方呎, 建築樓面面積約為90,418平方呎。整個項目收購價約1.6億元。 Kowloon Development completes acquisition of old blocks in Shek Kip Mei Kowloon Development successfully acquired the remaining interests in properties located at 468-474 Sai Yeung Choi North Street, Shek Kip Mei, from individual landlords. The property has a site area of around 11,991 sf and a GFA of around 90,418 sf. The total acquisition cost was about $160 million. 五.西洋菜街舖3.5億沽 據報導,旺角西洋菜南街26至36號地下及1、2樓,以約3.5億元連約售出。鋪位面積合共約逾1萬平方呎。 Sai Yueng Choi Street retail property sold for $350m Prime retail property comprising the G/F and 1-2/F of 26-36 Sai Yeung Choi Street South, Mongkok, has reportedly sold for about $350 million.
