2009年11月住宅樓花預售數據
地政總署公布,該署於11月份發出3份住宅單位預售樓花同意書及2份商業單位預售樓花同意書。該三份住宅預售樓花同意書涉及不同地區共1,903個住宅單位。位於沙田的一個項目涉及157個單位;位於上水的項目則涉及330個單位,兩項目分別預計於2010年3月及11月落成。此外,一個位於將軍澳的項目涉及1,416個單位,預計於2011年5月落成。

Pre-sale consent statistics for November 2009
The Lands Department announced that it issued three pre-sale consents for residential units and two for commercial units in November. The three pre-sale consents for residential developments involve a total of 1,903 uncompleted units located in various districts of Hong Kong. One development in Sha Tin comprising 157 units is scheduled to be completed in March 2010, while another development in Sheung Shui comprising 330 units is estimated to complete in November 2010. One development in Tseung Kwan O, involving 1,416 residential units, is to be completed in May 2011.

嘉民宣布發展貨倉及配送中心
嘉民集團(Goodman Group)及Goodman Hong Kong Logistics Fund宣布透過合營公司Goodman Interlink Limited於青衣興建一個貨倉及配送中心──領達中心。該發展項目樓高24層,建築面積達240萬平方呎。預計項目成本為港幣30.1億元。工程預期於本月啟動,至2012年1月竣工。

Goodman announces the development of a major warehouse and distribution centre
Goodman Group and Goodman Hong Kong Logistics Fund announced that they, through their joint venture Goodman Interlink Limited, will commence construction of Interlink, a warehouse and distribution development. Located in Tsing Yi, the 24-storey 2.4 million-sf development is expected to have a total cost of HK$3.01 billion. Construction is expected to commence this month and complete by January 2012.

主要一手住宅樓盤銷售情況
新地嘉里建設百利保控股發展位於鴨脷洲的住宅項目正式命名為「南灣」。項目佔地逾180,000平方呎,由九座大廈組成,提供逾 700 個單位,主要標準單位面積由約1,000平方呎至約2,600平方呎。據報導,該項目將計劃於明年農曆新年後推售。

Sales in major primary residential projects
A residential project jointly developed by Sun Hung Kai Properties, Kerry Properties and Paliburg Holdings in Ap Lei Chau will be named Larvotto. The project will contain over 180,000 sf in nine buildings to offer over 700 apartments. Most of the units will measure between 1,000 and 2,600 sf. The project is reportedly to go on sale after the Chinese New Year next year.

由第一集團控股持有,位於九龍灣宏泰道14號理智中心現招標放售, 意向價港幣7億元。該物業現為一幢樓高10層的工業大廈,地皮面積約18,244 平方呎, 總樓面面積約180,000 平方呎。

Niche Centre in Kowloon Bay up for sale
Owned by First Group Holdings, Niche Centre at 14 Wang Tai Road, Kowloon Bay was put up for sale at an asking price of HK$700 million. The property currently comprises a ten-storey industrial block, with a site area of about 18,244 sf and a total GFA of about 180,000 sf.

11月出口較去年成長19.4%

財政部公布11月海關進出口貿易統計,出、進口均是去年全球金融海嘯以來首度轉為正成長。11月出口總值達到200.2億美元,為13個月來新高,較去年同期增加19.4%,主因全球經濟逐步回溫及上年同月基數較低所致。11月進口總值179億美元,為14個月來新高,與上年同月比較,增加17.9%。出、進口相抵,貿易出超為21.1億美元。若分析主要出口地區的貿易額,除了美、日兩國仍為負成長外,中國及香港、東協六國與歐洲等主要市場的出口值都呈現成長態勢。

 

November exports grow 19.4% y-o-y
According to the Ministry of Finance, Taiwan's exports and imports marked positive y-o-y growth in November, the first trade expansion since the emergence of the global financial tsunami last year. Total exports increased 19.4% y-o-y to US$20.02 billion during November, representing a new 13-month high. The gradually improving global economy and the relatively low comparative base of last November were the main factors behind the significant growth in exports. Total imports this November reached a new 14-month high of US$17.9 billion, increasing 17.9% y-o-y. As a result, Taiwan recorded a trade surplus of US$2.11 billion in November. In regard to major trading partners, Taiwan's shipments to China, Hong Kong, ASEAN countries and Europe all posted positive y-o-y growth in November while exports to the US and Japan continued trending downward.

興富發新台幣11.7億買台中亞太麗池大樓
興富發日前宣布再加碼台中市,以新台幣11.7億元(3,620萬美元)買下北區台中港路上的「亞太麗池」全棟大樓。亞太麗池佔地約583坪(1,927平方米),建物面積近萬坪(32,870平方米),為樓高34層之建築物。

Highwealth buys Asia Rich Tower in Taichung for NT$1.17 billion
Highwealth Construction has continued to acquire properties in Taichung City, recently purchasing the commercial building Asia Rich Tower for NT$1.17 billion (US$36.2 million). The 34-storey Asia Rich Tower possesses a land area of nearly 583 ping (1,927 sm) with a GFA of approximately 10,000 ping (32,870 sm).

2009年10月旅行團及酒店入住率
根據統計暨普查局資料顯示,今年10月隨團來澳旅客共380,419人次,較去年同月減少11.9%;中國大陸(264,826人次)、台灣(25,047人次)及香港(19,679人次)團客分別較去年同月減少9.8%、24.6%及35.3%,而日本團客(16,905人次)則減少6.7%。今年首十個月隨團入境旅客共3,665,078人次,較去年同期減少6.7%。

今年10月澳門酒店的住客共581,192人次,較去年同月增加8.3%;主要客源為中國大陸(佔總數49.7%)及香港(佔總數22.4%)。酒店平均入住率為74%,較去年同月上升2.5個百分點。今年首十個月酒店住客總數為5,386,282人次,較去年同期輕微增加0.6%。

Package tours and hotel occupancy rate for October 2009
Information from the Statistics and Census Service indicated that visitor arrivals in package tours recorded a y-o-y decrease of 11.9% to 380,419 in October 2009. Visitors in package tours from Mainland China (264,826), Taiwan (25,047), and Hong Kong (19,679) decreased by 9.8%, 24.6% and 35.3% y-o-y respectively; however, those from Japan (16,905) increased by 6.7% y-o-y. In the first ten months of 2009, visitor arrivals in package tours fell by 6.7% y-o-y to 3,665,078.

In October 2009, a total of 581,192 guests checked into hotels and guest-houses, up by 8.3% y-o-y, with the majority coming from Mainland China (49.7% of total) and Hong Kong (22.4% of total). The average hotel occupancy rate rose by 2.5 percentage points y-o-y to 74%. The cumulative number of hotel guests increased slightly by 0.6% y-o-y in the first ten months of 2009 to 5,386,282.

Shun Tak Holdings Limited and Hongkong Land Limited announced the grand opening of One Central Macau, a three-level shopping mall with about 400,000 sf of GFA located in Nape Area.
